The building department conducted a final inspection at 62 Moody Street and found the basement/garage door way step intentionally violates the building code head height section R311.7.2 Headroom of 6' 8". Enclosed are 3 sections of the building code and all three refer to minimum head room of 6' 4"to 6' 8" not the 6' 0"head height that currently exists at 62 Moody Street. Because there are alternative locations for the door to be installed that will not violate the building code it is the building departments position to move the door to a different location. Please contact the building department when the violation is corrected so that a reinspection can be scheduled to verify adherence to the building code. Liens There are NO liens or security interests on the residence listed above as a consequence of this contract. You must arrange for emergency backup services for any utility critical equipment such as medical devices,computers,etc. You must notify Building Professionals at the start of the workday if you will be engaged in any utility critical activities.Notification must be done in writing. Wood flooring You are having a wood floor installed in your home. Changes in temperature and relative humidity will affect your wood floor. These changes may cause gaps to form between strips,cupping,buckling,movement,and/or cracks/splits in the flooring.Also,a combination of these results may be present in the same floor.The following information and comments should help explain some causes of shrinking and swelling,and some of the possible results. SHRINKAGE EXPANSION Wood is a hygroscopic material.This means when wood is exposed to air,it will dry or pick up moisture until it is in equilibrium with the humidity and temperature of the air.Moisture absorption causes wood to swell. Shrinkage of wood begins at 25-30% moisture content,the fiber saturation point,and continues until wood reaches 0%moisture content,an oven dry state. Conversely, swelling occurs as wood increases in moisture content from 0%to 25-30%moisture content,the fiber saturation point.Above 25% -30%wood is dimensionally stable. Wood does not shrink or swell equally in all directions.A change in moisture content of a wood piece from 0%to 28%(oven dry to fiber saturation point)will increase the size of the piece approximately 0.1%longitudinally or along the length/grain,2%to 8% perpendicular to the annular growth rings(radially or in strip width for quarter sawn flooring),and 5%to 15%change in size parallel to the tree s annular growth rings(also known as tangentially or in width of the strip with plain sawn flooring). EQUILIBRIUM MOISTURE CONTENT The moisture content of wood below the fiber saturation point is a function of both relative humidity and temperature of the surrounding air.Wood will absorb moisture from its environment or lose moisture to its environment until the wood reaches a point of equilibrium.The equilibrium moisture content(EMC)is defined as the moisture content at which the wood is neither gaining nor losing moisture;an equilibrium condition has been reached. Wood in service usually is exposed to both long-term(seasonal)and short-term(daily)changes in the relative humidity and temperature of the surrounding air.Thus,wood virtually always is undergoing at least slight changes in moisture content.These changes usually are gradual,and short-term fluctuations tend to influence only the wood surface.Moisture content changes may be retarded,but not prevented,by protective coatings,such as sealers,polyurethanes or paint.The practical objective of all wood seasoning,handling,and storing methods should be to minimize moisture content changes in wood in service.Favored procedures are those that bring the wood to a moisture content corresponding to the average atmospheric conditions to which it will be exposed. Generally,wood flooring is expected to SHRINK in dry climates or when it is exposed to dry conditions. Also,wood flooring is expected to EXPAND in the wetter climates or when it is exposed to wet conditions. Allowance items This contract contains allowance items and/or customer supplied items. These are items that you must shop for.The make, model#,color,dealer,dealer representative,dealer representative phone#,and any other pertinent information must be supplied to Building Professionals,Inc.in a timely manner so that Building Professionals,Inc.can insure that the items you have chosen are suitable for their intended use,meet all applicable building codes,and integrate with other items as needed. You,in essence,become one of the subcontractors on the project and your cooperation is critical to the timely and satisfactory completion of your remodeling project. For this reason Building Professionals will charge$250.00/day for every day or portion thereof that work cannot proceed because of missing/late allowance items. Work will not resume until full payment has been received. Page 6 of 8 Colors You will need to choose colors and finishes for the products being used in your remodeling project including,but not limited to, stain,paint,flooring,cabinetry,and decking. It is important to remember that a color/finish you see at a store or in a showroom may not,in fact probably will not, look the same in your home. Even a product that you see IN your home before the remodeling begins may not look the same after the project is completed when all the different colors and finishes have come together. One manufacturer's almond is not another's. Custom Shower Enclosures This contract includes a custom shower enclosure which requires an extended lead time of 4-5 weeks from completion of the tile work to manufacture and install.It is a"punch list" item and has no bearing on the completion date. Matching existing materials Some of the materials in your home may no longer be available.In this case Building Professionals, Inc.will use materials that match as closely as possible using materials that are readily available from local suppliers.Custom made materials are available at SIGNIFICANTLY HIGHER COSTS.Please indicate if you would like to get an estimate on custom made materials. Custom products Your project includes custom sized product(s)that will require extended lead times to manufacture.After we have received the manufacturer's acknowledgment of the order,we will provide you with an APPROXIMATE completion date.The actual date of completion may vary significantly due to seasonal fluctuations in demand,raw material availability,and other unforeseen circumstances. When your order is complete we will notify you and schedule your installation as soon as possible thereafter. Please be patient and understand that in the long run a custom sized product will perform better and last longer than a stock size item "Jerry-rigged"to fit. Hours of operation Building Professionals,Inc.and its subcontractors,suppliers,vendors,etc.will be allowed to work between the hours of 8:30 a.m. and 5:00 p.m.Monday-Saturday,and,with the homeowner's permission,at other times with 24 hour notice.All times are subject to compliance with local ordinances. Access The homeowner will supply Building Professionals'with a key to the property so that employees,suppliers,subcontractors, building officials,etc.will have access to the job site during the hours of operation specified above.The key will be left in a lockbox on the property at all times. Personal items Owner to remove all personal items from walls,ceilings,etc.adjacent or near to the work area or in any other place that would reasonably be considered to be subject to disturbance from the work covered in this contract,prior to the start of construction.This shall also apply to any area(s)affected by change orders.Building Professionals,Inc.will not be responsible for any items damaged as a result of the customers failure to do so. Dumpsters A dumpster will need to be placed on your property so that the debris generated by your project can be disposed of properly. Building Professionals will determine where the dumpster will be placed. If the dumpster is placed on a paved surface, i.e. a driveway,wood blocks will be placed under the dumpsters rear wheels and front legs to help minimize deformation of the asphalt. Building Professionals,Inc. can not guarantee that deformation of the asphalt will not occur.Any deformation of the asphalt will need to be repaired at the owner's expense. If the dumpster is placed on grass it is understood that the grass and topsoil under the dumpster wil I need to be replaced/repaired at the owner's expense when the dumpster is removed.The contract price reflects a dumpster location that will make debris removal as efficient and cost effective as possible.If the homeowner finds the location chosen by Building Professionals to be unacceptable then a mutually agreed upon alternative location will be chosen.if Building Professionals determines that the new location will increase the cost of the project then a change order will be executed. It is understood that the owner will exercise reasonable care to keep individuals away from the dumpster outside of the hours of operation. If Building Professionals determines that the new location will increase the cost of the project then a change order will be executed. It is understood that the owner will exercise reasonable care to keep individuals away from the toilet outside of the hours of operation. Marketing materials Client agrees to allow Building Professionals,Inc.to display job site signs in a safe,tasteful manner and use photographs taken of the work in it's publications,brochures,and other presentation and marketing materials. Sprinklers The owner shall be responsible for locating and identifying all in-ground sprinkler components prior to the start of construction. Any component within 10'of the work area must be temporarily relocated by the owner and reinstalled after completion. Lead In accordance with Federal regulations a test will be performed to determine if lead is present in any of the materials or surfaces being disturbed during your project. I f lead is found then a certified and licensed lead removal company will remove the effected areas in accordance with Federal regulations.Any additional cost for this service,up to 2%of the total contract amount,will be paid by the homeowner. Authorization All work to be completed in a good and workmanlike manner. All changes shall be indicated on this Agreement,plans and specifications(if applicable)and initialed by both parties.
