Box 802 Andover MA. 01810 r Dear Mr. Ahern, When I first visited your new building site on this hard -to-pronounce address I was under the impression that I will have an easy task; The concrete foundation walls were already poured, in fact the contractor was already backfillingthe basement walls b the time I of out there. Y g Then I was getting to the various routines of inspection and I was con- vinced that ! indeed will have an easy task ahead of me with the write-up of the report. B t that did not turn out u u being the e case. i You alerted me - over the phone - to the fact that the building Inspector was not in agreement with my inspection and its results. Although the building looked perfectly in adequate condition [ready to receive the superstructure (the frame)] and proceed with the construction. Evidently the Garage foundation wall was not adequately prepared to receive the ga- rage door's sheathing requirements. Also, there was the formulation of the I concrete wall-plate inadequate between and at the end sections of the doors. As my photographs (attached!) clearly depict the concrete founda- tion wall being prepared to the required grade under the doors, I believe there is still the possibility (and the time) to do the necessary alteration work on that section of the concrete foundation wall deemed necessary by the Town's inspector. Although I have seen (inspected!) many problematic garage founda- tion-floor-grades etc. in my practice, this was indeed very carefully prepared, specially if one considers this garage being an attached garage -not under any part of the main residential building. I At this point all I can think of - in terms of remediation - that we should ask the Town's inspector (or - maybe better yet - the designer of the build- ing! as to his advice facilitating a correction, if one is indeed in dire need of one), in view of the fact that it was his plan which has been already approved by the Town. I for one, cannot see an immediate solution to come up with that would be in line with the inspector' thinking. Still I would chose to approach the designer first. Box 802 Andover, MA. 01810 Dear Mr. Ahern, The day before yesterday I visited you new Project on Cochichewich Drive No. 7 in North Andover, MA. As a foundation specialist I Immediately observed the soil conditions under, and around the concrete foundations which were poured before I arrived there. I wished I could have seen the Footing too but suffice to say, I did see a few locations where it has not been backfilled. I very gladly observed that the sub-foundation soil was ideal. Next I inspected the concrete foundation walls, which were just began to be backfilled by the excavation equipment, which at present was working on the site to facilitate backfilling the basement walls. Fortunately I had not to worry about this operation because, even under my strictest scrutiny, I ,was unable to detect as much as a single crack in the concrete. ' After that, since there was not specifically much more to inspect, on the concrete basement walls, I took the opportunity to look at the environmental conditions around and the vicinity of the building. I am attaching herewith two colored photographs that I have taken for the vista of the first floor level, for your benefit. The grades could not fully be evaluated since at the Time I left it was still quite a lot to be worked on. I had inspected quite a number of buildings in the past of my career, this one seems fully complying with the names given by the designers to the building: Classic House Plan # 1516. The only drawback of anything "Classic" now-a-days seems to be the lack of frugality. But that is a totally different measure. As always, in case you have any questions please call. Temperature Controls: F-1 Where the primary heating system is a forced air-furnace,at least one programmable thermostat is installed to control the primary heating system and has set-points initialized at 70 degree F for the heating cycle and 78 degree F for the cooling cycle.
