Contractor will begin the work or order the materials before the thrid day following the signing of this agreement, urtiess specified here in
writing contractor will begin work on or about 12115/11.
Barring Delay caused by circumstances beyond Contactors control, the work will be completed by 5/28112. The owner hereby acknowledges
and agrees that the scheduling dates are approximate and that such delays that are not avoidable by the Contractor shall no be considered as
violations of this agreement.
Section 11- Warranty
The Contractor warrants that the work furnished hereunder shall be free from defects in materials and workmanship for a period of 1 year
following completion and shall comply with the requirements of this Agreement. In the event any defect in workmanship or materials, or
damage caused by the Contractor, his subcontractors, employees or agents, is discovered within one year after completion of any job,
including cleanup, the Contractor shall, at his own expense, forthwith remedy, repair correct, replace, or cause to be remedied, repaired, or
replaced, such damage or such defect in materials or workmanship. The foregoing warranties shall survive any inspection performed in
connection with the agreed-upon work.

General

Proposal is based on final structural plans dated 11/11. Building permit will be provided by contractor. No
allowance has been made to obtain any variances, board of health, conservation approvals. Building plans and
certified plot plan to be provided by owner. Estimate is based on adding 18'x40' room to rear of existing house,
and renovating first floor as shown on plans.
Excavating
Excavation required to install full basement area will be provided. Any additional fill will be removed from site.
backfilling and rough grading will be provided. No allowance has been made for relocation of any underground
utilities, sprinkler systems, removal of ledge, landscaping, or lawn repair / installation.
Foundation
Poured concrete foundation will be provided as shown on plans. Footings will be 10"x20", walls will be 10" thick,
grade to be determined in field. Four basement windows will be provided. Concrete cutting will be provided to
gain access to new full basement area. Perimeter drain will be installed around interior of foundation ( under
floor, prepped for pump system ) . Four inch thick concrete floor will be poured over crushed stone base.
Building
Frame, roof, and siding materials will be supplied to match existing / meet code. Floor joist size to be
determined, exterior walls will be 24 roof rafters will be 2x10. All floor, wall, and roof sheathing will be fir
plywood ( 3/4 on floor, 1/2 on walls, 5/8 on roof ) . Interior petitons will be 2x4. Ice and water sheild will be
installed at all roof edges. Thirty year architectural roof shingles will be supplied and installed to match existing.
Exterior walls will be wrapped with Tyvek or equivalent. Pre -primed cedar clapboards will be supplied / installed
to match existing. Anderson 400 series windows will be supplied and installed as shown on plans. One
fiberglass exterior door unit, and three Velux skylights will be provided. Two skylights in great room will be fixed,
one in second floor bath will be electric. Exterior landing / stairs will be built in rear of addition. No allowance has
been made for a deck.
Plumbing
Plumbing required for two kitchen sinks will be provided. Two garbage disposals will be supplied and installed.
Existing exterior water spicket will be relocated. No allowance has been made for any plumbing fixtures,
renovations to half bath, or relocation of laundry. Gas piping will be provided for one new gas fireplace and new
kitchen stove.
Electrical
Electrical work required to wire addition to code will be provided. Twelve recessed lights have been included.
Additional lights can be added at a cost of $75 per light. General layout to be approved by owner prior to rough.
Surface mounted fixtures to be supplied by owner ( wall sconces / pendants ) installed by contractor. Phone /
cable / computer lines to be roughed in by electrician, to be connected by service provider at owner's expense.
No allowance has been made to upgrade / replace existing electrical service.
Heating/Air Conditioning
A separate zone of forced hot water heating will be suppied and installed in new addition. Baseboard heating
will be relocated as required in existing first floor of house. No allowance has been made to upgrade / replace
existing boiler. No allowance has been made for any air conditioning. A separate quote will be given to install
central air conditioning in entire house.

Insulation
All added / renovated areas will be insulated to meet code ( R-38 in ceilings, R-19 in exterior walls , R-30 in
basement ceiling) .
Plaster
All added / renovated areas will be blueboarded and skimcoat plastered. Walls will be smooth. Closets will be
textured, ceilings to be determined.
Interior Trim/Doors
Pre -primed interior trim and doors will be supplied and installed to match existing. Wainscoating will be supplied
and installed in first floor half bath.
Kitchen cabinets to be supplied by owner, installed by contractor. Countertops to be supplied / installed by
others.
Painting
No allowance has been made for any interior or exterior painting.
Flooring
New hardwood floors will be supplied and installed on entire first floor of existing house and in new addition, to
match existing. Three coats of oil based urethane will be applied.
Other Allowances
No allowance has been made to supply kitchen cabinets or countertops.
An allowance of $3000 has been included for one zero clearance gas fireplace and surround.
Tile backsplash will be provided in new kitchen area. An allowance of $500 has been included for tile materials.
Waste Removal
All demolition / construction debris will be disposed of by contractor.
Items Not Included
There have been no allowances made for any built-in units.
