In all cases if a variance or special permit was required the Town Clerks office must stamp the decision from the Board of
Appeals that the appeal period is over. The applicant must then get this recorded at the Registry of Deeds. One copy and
proof of recording must be submitted with the building application

Wetlands Preservation, Inc. (WPI) has reviewed the North Andover Zoning Bylaw with regard to
wetland resource areas within the Lake Cochichewick watershed. Based on the survey
information you provided the proposed work is approximately 150 feet from a wetland resource
area located across the street from 75 Coachman's Lane. The proposed work is within the
General Zone as defined in Section 4.136 3.a. of the Zoning Bylaw. The three proposed 12 -inch
sonotubes for the house addition will be installed within areas currently occupied by landscaping
beds and a sidewalk. Residential construction is an allowed use within this zone and the addition
does not exceed 25% of the existing. floor plan.
The house was constructed in 1985, so the Non -Disturbance Zone is 100 feet from wetland
resource areas as defined in Section 4.136 2.£ Table 2 of the Zoning Bylaw and the proposed
work will occur outside this zone. The proposed work is within the 325 -foot Non -Discharge
Zone as defined in Section 4.136 21 Table 2 of the Zoning Bylaw. However, no new discharge
structures or outlets will be created as a result of the proposed addition. The property is not
subject to the 75 -foot Conservation Zone (Section 4.136 21), but the proposed work does not
take place within this zone.
Given that the wetland resource area is located across the roadway from the proposed work and
there is approximately 80 feet of undisturbed lawn as a buffer between the activities and the
roadway, the installation of the sonotubes should not have any impact to the wetland resource
area.
