Section 1-Work Schedule
Contractor will begin the work or order the materials before the third day following the signing of this agreement, unless specified here in
writing contractor will begin work on or about 5/1/08.
Barring Delay caused by circumstances beyond Contactors control,the work will be completed by 7/15/08.The owner hereby acknowledges
and agrees that the scheduling dates are approximate and that such delays that are not avoidable by the Contractor shall no be considered as
violations of this agreement.
Section 11-Warranty
The Contractor warrants that the work furnished hereunder shall be free from defects in materials and workmanship for a period of 1 year
following completion and shall comply with the requirements of this Agreement. In the event any defect in workmanship or materials, or
damage caused by the Contractor, his subcontractors, employees or agents, is discovered within one year after completion of any job,
including cleanup,the Contractor shall,at his own expense,forthwith remedy,repair correct,replace,or cause to be remedied,repaired,or
replaced, such damage or such defect in materials or workmanship. The foregoing warranties shall survive any inspection performed in
connection with the agreed-upon work.

General
Building permit will be provided by contractor. No allowance has been made for a variace, conservation, or
board of health approvals if required by town. Proposal is to built a 24'x26' two stall detached garage. Plans
have been provided by owner. Contractor will provide any structural engineering required by town. Certified plot
plan to be provided by contractor.
Excavating
Excavation required to install frost wall foundation will be provided. Any additional fill will be removed from site.
Backfilling and rough grading will be provided. No allowance has been made for any landscaping or lawn
installation.
Foundation
Poured concrete foundation will provided to meet or exceed code. Footings will be 10"x20", walls will be 10"
thick, grade to be determined in field. Five inch thick concrete floor will be poured over crushed stone base.
Rebar will be set in concrete floor to prevent stress cracks.
Building
All frame, roof, and siding materials will be suppied to meet code / match existing house / as shown on plan.
Exterior wails will be 2x4, floor joists will be 2x10, roof rafters will be W. First floor ceiling height to be
approximately ten feet . Microlam beam will be provided to support second floor, so no support posts are
required in garage area. All sheathing will be fir plywood ( floors will be 3/4, walls will be 1/2, roof will be 5/8 ) .
Thirty year roof shingles will be supplied and installed to match existing. Ice&water sheild will be installed at all
roof edges. Siding will be pre-primed cedar clapboards, installed over Tyvek or equivalent. Trim /siding details
to match existing house. Two 9x7 raised panel, insulated steel garage doors and openers will be supplied and

supplied and installed. Two Velux Skylights will be provided in rear roof area. Skylights will be venting type, and
will be approximately 30"x55". Knee wall height on second floor to be determined in field.
Electrical
Electrical work required to install 100 amp sub panel in new garage, and wire garage to meet code will be
provided. Four overhead lights and eight outlets will be provided on first floor. Second floor will have eight
recessed lights and ten outlets provided. Electric heat will be supplied and installed on second floor. Switches
will be provided to install exterior lighting, surface mounted fixtures to be provided by owner. Exterior outlet and
spotlight will be supplied and installed. No allowance has been included to remove existing utility poles, extend
existingconduit, or run feed to new garage. Electrician will submit separate proposal to remove existing

Heating/Air Conditioning
No allowance has been made for any heating or airconditioning.
Insulation
New garage will be insulated to meet or exceed code. Exterior walls will be R-13, Garage ceiling and second

Plaster
All first and second floor areas will be blueboarded and skimcoat plastered. Garage area will be textured,

Interior Trim/Doors
There has been no allowance made to supply or install any interior trim. One interior door will be supplied and
installed at top of stairs. Hardpine treads will be installed on stairway to second floor.
Painting

Waste Removal
