I think you will feel more at peace with our joint venture when we have a signed agreement and you are in possession of a couple of checks. (And I want you to feel at peace with our joint venture!) I assume we can proceed with the understanding that there will be puts and takes (changes which will both increase and decrease the final price) which we can address as construction completes. The Quote: Windows - I asked for three standard attic windows but see only two, and we have not decreased the number of 3046 Anderson 400 windows by one as I intended. I assume that a reduction in windows and exterior doors will result in a corresponding reduction in Vycor flashing. Symmons valves - The expensive valves were replaced with much less expensive ones, but instead of a substantial price decrease we had an increase of$93.60 (times 1.45). MicroLam spans - there was an error of$1500 perJ2; was that before or after the 1.45 factor? Did we add the vacuum outlets? I didn't see them. Are the two ceiling-light counts correct? I thought they might be off. I assume that the counts on things like electrical receptacles is a ballpark estimate and the actual count will be used in the final price. My oblitzations on set day: Required building permit Lalley columns and plates Portable toilet Possibly a bulldozer - you'll tell me ahead of time Coffee and donuts Have plywood for attic floors and air handlers available for transfer via crane to the attics before the attics are buttoned up. Have three steel beams ready for transfer to the garage for installation before setting modules in the event that these beams have not already been installed. (I expect they will have been installed before you arrive.) Everything else provided by J&J. Agreements: I'll have final signoff on drawings. Construction won't start until we have agreement on details and verification by J&J that foundation is according to specs. Foundation will be poured in May, 2008. Construction of the modules will take approximately four weeks and I can plan based on that estimate; modules will be set about four weeks after completion of foundation. What does it mean that "porches and decks are buyer's responsibility." Does this affect the front "portico"? We'll have to make corrections and/or changes to the contracts before we sign. I'll have two personal checks for you - one for $8000.00 made out to you personally and one for 15% of the total purchase price minus $2000.00 (net amount is $27,027.40) made out to PBS or templar as you wish. We'll meet Tuesday or Wednesday. MLM and I will visit Jim and Keith to go over details yet to be resolved. Jim will give me framing drawings for the cellar and garage. You're going to "hold my hand" on this project beyond the setting of the modules. I hope this will include guidance on who to hire, where to buy supplies, and the like. You are famous for your facilitation of corrective measures in the event of errors on the part of the factory and/or damage during transportation. I came up with a design for the rafters over the wing so the roof won't interfere with the windows of the main house. The ends of the 2x12 ceiling joists will have the same heel height as the trusses would have had and the rafters will be set inboard of the walls. The joists will pick up the roof load. Unfortunately some of this load will get transmitted to the marriage wall, which will trickle down to the beams in the garage. I've also included the sliding and drifting snow from the roof of the main house. The file, "Basement Beam.pdf', can be sent to the customer. The file, "Rafters 24-0-O.pdf', shows the rafter design. The rafters will be done as panels, instead of pinned or hinged, to meet road height.
