This proposal is figured from the drawings supplied by Emanuel Engineering and Hermit Woods Designs and a specifications sheet for engineering only. There is no interior detail sheet supplied in any of the drawings. The project shall be constructed on property situated at 500 Great Pond Road,North Andover, Massachusetts. Please consider this proposal made at the request of Steve French. The renovation to be completed for the above-referenced individuals shall consist of the following with Moreau & Welch Co., supplying all necessary labor, material and sub contractors required to complete the project. EXCAVATION: There is no excavation figured and there is no allowance for excavation in this proposal. FOUNDATION: The existing foundation shall be used for the renovation of the main barn and barn extension. There is no foundation work figure for this estimate. CONCRETE SLAB: There is no concrete slab figured for this estimate. DEMOLITION: The demolition shall consist of the removal of the existing floor system, walls and roof in the barn extension,both roofs over the two porches shall be removed, with the porch decks remaining. Removal of the walls and the roof system on the main barn. This shall also include pulling up the existing hard wood floor, and salvaging the existing frame work for the floor. The existing chimney shall also be removed down to the firebox base and hearth. $55,945.00 FRAMING: The frame shall consist of a pressure treated plate located on the top of the foundation on the barn extension. Reframing the barn extension floor to match the main barn floor elevation. Framing shall include new roofs and railings for the porches. The floor systems, walls and roof system shall be framed in accordance with the engineered stained set of drawings and also to p correspond with the architect's set of drawings. $1099351.25 WINDOWS & EXTERIOR DOORS: The windows& doors shall be Marvin to match the existing windows and doors,thermal pane with low a glass. The window sizes shall be pursuant to the drawings provided. $529955.52 , SIDING/EXTERIOR TRIM: The siding shall be primed finger jointed, red cedar clapboard with the rough side out to match the existing clapboards and shall be nailed with stainless steel nails. The trim shall be#2 white pine for the corner boards,fascia, soft&rake boards. $12,750.00 CHMMY: The chimney shall be rebuilt from the firebox base to the roof& shall match the existing using old used brick. $27,500.00 5 (If you choose to do the entire chimney out of stone the additional cost will be$26,400.00) ELECTRICAL: There is an allowance for the electrical and shall include wiring of the renovated main barn and barn extension to code using the existing electrical panel without adding a new sub-panel. Including two 5 ton air handler with condensing unit, one exhaust fan, one main lug 3 phase 120/208v panel located in the lower level with breaker, one existing 100a panel re-feed from new panel, two 30a disconnects for HVAC units.Fire alarm system,five pull stations,five horn strobes,one flow switch connection, one tamper switch connection. All branch circuit wiring shall be type MC alarm cabling FLPR. Make safe demolition and removal of chandeliers. Includes wiring cable,Fire g� and installation for fourteen wall mount lights, four emergency lights, seven exit signs, two chandeliers two 8' track light, four indoor ceiling fans with two speed controls, two exterior remote emergency light, one surface light for DJ booth with dimmer,two chandeliers remove and reinstall. The wiring shall include outlets as required by code switches& boxes by every exterior entry door (ALL LIGHTS shall be supplied by the owner and these fixtures are not figured into'this allowance but the electrician shall install them). $30,250.00 PLUMBING: There is no plumbing figured in this quote. HEATING AND AIR CONDITIONING: The heating and air conditioning shall consist of 2 electric cooling/natural gas heating multi stage high efficiency roof top units. Both units shall be equipped with electronic and full automatic high efficiency Economizers that allow the supply of fresh air into the living space and provide cooled air in the spring and fall. One unit is for the main barn the other unit is for the barn extension. Both units shall be mounted on the rooftops. The unit for the main barn shall be located next to the existing condensing units. The other unit for the barn extension shall be located on the roof above the stage. There may be a need for chase ways to allow for ductwork that may be required for returns. The barn and the barn extension shall be on their own zone and shall have their own thermostat. $42,872.50 For each cooling unit there is a maximum 75 persons per room. In addition for locker room ventilation to supply and install 2 remove inline"moisture rated" remote high capacity exhaust fans for the Men's and Ladies rooms. Commercial low noise rated and to be controlled individually. The fans shall be installed in the crawl space in the main barn and connected to the spiral trunk duck. The additional cost for this option will be. $4,345.00 SPRINKLER SYSTEM: The cost of tying into the sprinkler system that is brought from the newest section of the club house to the barn basement,using the existing manifold that is located in the basement of the club house by the bulkhead. The areas to be sprinkled are the Great Room, Dance Hall, New Storage loft, the cart barn, the snack bar, the basement pool locker rooms and 2 attached porches. $43,198.10 INSULATION: The insulation shall consist R19 in all exterior walls and R-30 in the ceilings. $8,350.00 PLASTER: The plaster shall consist of 1/2" blue board throughout the walls and ceilings. The finish on the plaster shall be a skip trowel finish(w/irregularities in the finish for an antique look). $27,500.00 INTERIOR TRIM: The cost of the interior trim to include material and labor shall be new pine rough sawn beams shall be used for the roof and posts on the sidewall. There will be a 3foot bead board wainscot to go around the Great Room and Dance Hall. Install new 1x4 rough sawn pine around all interior doors and windows $47,500.00 FLOORING: The cost of material and labor for the hardwood 3/4" x 2 '/4" natural Maple flooring shall be installed in the Great Room and the Dance Hall. $21,986.85. 'PAINTING: The painting shall include the exterior of the new barn&barn extension addition to have two coat of finish. There shall be one coat of primer&two coats of finish on the walls& one coat of primer a one coat of finish on the trim on the interior. $27,513.75 TRASH REMOVAL& PORTABLE WASTE UNIT: This is an allowance for the removal of trash generated during the project as well as a chemical toilet. $5,500.00 COST FOR COMPLETION OF THE PROJECT BY MOREAU&WELCH: The cost of labor and materials including allowances as previously mentioned above for completion of this project is$5179517.97 Items nut included in this contract are as follows: No temporary fencing. Installation or purchasing hay bales or silt fence that may be required to go around the property Any reconstruction of land scaping that may get damaged during construction. Any security alarms or motion sensors. The cost of power during the construction. f ' . We further agree to provide an updated proposal if necessary. If the specifications on the project are modified, the quote for labor materials will be revised. The owner shall be kept apprised of all changes including,but not limited to any change in cost and materials. All changes shall be pre-approved by the owner or their authorized agent and all changes shall be approved in writing. The owner agrees to promptly respond to any change requests and the builder agrees to keep the owner reasonably and seasonably apprised of any changes. It is anticipated that the owner shall be responsible for maintaining and obtaining all permits including the building permit as required by the Town of North Andover, MA. The builders agree that all laborers shall be covered by Workers Compensation coverage and.a certificate of said insurance shall be furnished upon request. It is further agreed that one or both of the principals of Moreau&Welch(so-called)shall be on site during or for at least 85 percent of the.construction. This proposal does include the cost of removal of all waste generated by the builder and does include the cost of a portable waste unit. The builder shall do the work according to the above specifications. Where the specifications do not specify a particular detail not covered in the builder's specifications listed below,the builder shall consult with the owner (or their authorized agent) concerning each such detail. Any changes which may be necessary to comply with local building codes or town ordinances or any changes the builder feels may be necessary shall have approval from the owner prior to any changes made. Provided the work is completed according to specifications. The builder shall give notice in writing to the owner of any non-complying items, regulations or codes to which he may be aware. The builder shall supply all labor and materials unless otherwise stated to perform the work and shall supply such laborers as are required to complete the project. The builder assumes no responsibility for any material or labor not supplied by or selected by him. It is understood that certain changes may be made by the owner once the project has been started. Any changes that are"substantial" shall be agreed to in writing by the owner(or his authorized agent)and the builder. Completion of the above project shall be completed by approximately May 31, 2006. The project has a projected beginning date of September 12, 2005. A substantial change shall be one that will cause an increase in price over $1,000.00 or one that will alter the finished project in appearance or quality. Additionally if a substantial change is requested it may alter the finish date for m the completion of the project. Payment for these changes shall be made upon completion of said change. Likewise any change resulting in a reduction in the price of the project shall be made in writing and shall be deducted from the price of the project. Completion shall be deemed met when the construction is satisfactory to the owner(there shall be a good faith understanding thereof. In the event of any dispute concerning the work, the parties agree to attend mediation and to be bound thereof. Each party shall in the first instance be responsible he mediator assesses costs otherwise. Any mediator shall be for the costs of the mediation unless t agreed upon by both parties. This proposal is meant to include the entire job as estimated. The builder will not guarantee availability or price if the estimate is not accepted within fifteen days. Likewise the builder shall not guarantee price and availability if the entire job as estimated is not offered to the builder. The builder guarantees his workmanship, and components of the project for a period of one year from the date of inspection.
