Struble REFERENCE: New Masonry Openings in Lobby/Museum Wall / Building One East Mill, North Andover, MA SUBJECT: Site Visit on September 11, 2007 DATE: September 12, 2007 At the request of your office, a site visit was made on September 11, 2007 to the referenced project to observe existing conditions at the new masonry openings being made in the existing brick masonry wall between the main lobby and the museum space at Building One. I toured the site in the company of Kieran Whelan, superintendent for the contractor, RCG Builders. The wall in question was seen to be 24" -thick of solid brick masonry and is a bearing wall supporting large floor beams on several levels from the lobby side and a half -bay of low roof framing from the museum side. The pattern of floor beams allowed regular window openings of approximately 3-4 feet widths between them stacked one above another in the existing building's fagade layout and it was in the approximate location of these stacked windows that the new masonry openings were being made above the ground floor, i.e., centered between bearing pockets for the beams. Hence, no concentrated framing loads would impinge on the new lintels over the new openings being made. It appeared from the viewing the masonry over the openings on both sides that the brick being removed was itself infill of previous openings, consistent with the patterns noticed above. Building One Masonry Openings /East Mill, North Andover — Site Visit on Sept. 11, 2007 September 12, 2007 WF beam (both 10" -deep) had been removed from one of the openings and a similar steel lintel was seen above the left M.O. (viewed from the museum side) just under the low roof framing. Over the other opening, what looked like an abandoned chute occupied the inner wythe volume over the new M.O. Hence, the loading on the new lintels would be relatively low. It should, however, be noted that the left jamb brick for the left opening had been demolished to an extent that it undercut the vertical bearing line for the beams above it but was being re -built with proper materials to reconstitute the jamb for full bearing. I observed the intended steel lintels to be placed over the two new openings. They were 3'/2 x 3%2 x 5/16 angles, 4'-6" long and I was told that they would be placed in three back- to-back pairs above the 4'-0" finished wall openings (6 per M.O.). Work on tenant space was begun on July 30, 2007. 2. The following permits have been pulled by the contractor: Demolition/Disposal, Building, Sprinkler, Electrical 3. Demolition is complete. 4. Steel framing for new partitions is complete, also installation of gwb, taping, spackling, prime and finish painting. Framing and acoustic insulation was inspected and signed off. 5. Rough electrical has been installed, inspected and signed off. 6. Four HVAC ducts were rerouted to accommodate the new layout. 7. The Mechanical Room return was relocated. 8. The sprinkler system for the entire building was shut down, and drained and 2 new heads were installed to accommodate the new layout. The system has been refilled and is now operable. The Fire Department made a site visit on 8-9-07. 9. Work is beginning on the ramp from. Building 1 into, Building 2. All concealed wood will be fire retardant treated. 10. Electrical work is completed. The electrical inspector did a walk thru and final sign off on this date. 2. Tel/data work is ongoing. 3. Structural repairs are being made to roof framing as follows per recommendations of structural report issued by Struble Engineering (copy attached): a. Roof opening in Room 231 1 : repairs made per Struble Engineering recommendations. b. Notched joists in Rooms 2311 & 2305: since per Struble Engineering memo these meet code, no work will be done. c. Room 2307, rafters cut and posted down: these will be sistered and thru bolted with specified LVL's. d. Room 2310, rafters cut and posted down: these will be sistered with specified LVL's; but will be lag bolted in lieu of thru bolted due to difficulty of access to both sides. This was approved by Struble Engineering. 4. Ramp and stairs between Building One and Two have been framed and finished in plywood. The center knee wall has been framed, gwb applied and taped and spackled. HILL At the request of your office, a site visit was made on August 9, 2007 to the referenced project to observe existing conditions of the roof framing over the newly fitted -out rooms on the third floor. I toured the site in the company of Kieran Whelan, superintendent for the contractor, RCG Builders. Referring to the room designations given on BH drawing A200, the following conditions were noticed: Over Conference Room 2311, several 2x10 roof rafters had been notched approximately 2"-2'/z" near their supports at the eave/end wall and again further up their span (for a transverse carrying beam, it looked like). Checking the loads on these members shows that they still meet Code for roof loading with the notches, but I'd recommend sandwiching them between two layers of 3/" plywood gussets extending Y-4" beyond the notches in each direction secured with screws to arrest any propagation of checks further into the rafters from the notch corners. I have included a sketch (SKS-1) to this correspondence to illustrate this preventative measure. is Burt, Hill /Linda Sin iley 2 Smolak'yaughn Build -out C East Mill, A%orth Andover - Site I%isit on August 9. 2007 August 13, 2007 • Similar notches, but deeper in at least one location were seen over Room 2305 (Office). The same results and recommendations apply there, too. • A roof opening had been infilled in the corner of Room 2311 (Conference) with pieces of T&G 2x8 planking. In addition, a rafter acting as a header had been severed (presumably to allow passage of a utility line that had been subsequently removed) and sistered with a short piece of similar stock. This infill framing should be re -done with solid sawn lumber and the header reinforced with LVL sisters, as shown on the accompanying SKS-2 sketch. • At two locations over Rooms 2310 (Office) and 2307 (Office), rafters had been completely severed to make room for crossing utilities (duct visible over Room 2307). The ends of the severed rafters had been posted down to a heavy timber girder below the sites with angled 2x4 stock. I do not recommend leaving these conditions alone as the posts seem somewhat make -shift and their angles introduce lateral loads that could make them slip sideways under heavy loading. I'd suggest sistering 13/4"x9'/2" LVL's on each side of the cut-outs extending at least two feet beyond the cuts up and down the rafters. The sisters should be thru-bolted to each other through the original rafters with '/z"-diam. A36 bolts in two rows at 6" o.c. (staggered). Refer to Section X on SKS-2 for a similar repair. W/ encl.
