Latex paint materials stored in that space are no greater hazard than material within the Automotive Repair Shop. Exit signage and emergency illumination will be appropriately designed for both rooms. The north half-building grade level has a clear means-of-egress corridor with one exit at the front door. As a sprinklered building the corridor is allowed to be 0-hour rated. We acknowledge that egress through the Automotive area is not allowed as it is a higher hazard space. We propose to provide the second means of egress through the Electrical/Plumbing room. We are informed that the room shall be used only for limited storage of non- combustible material (which would not otherwise be stored outside under cover), countertop workspace, and a pipe-threading machine. The corridor door shall not be locked. The Owner guarantees a 44" clear aisle space. The flooring is bare concrete and could be finished non-slip if that is a concern. Exit signage and emergency lighting would obviously be provided. We believe these provisions meet the intent of §1006.2.1 "Egress through adjoining spaces". The north half upper level is not intended for human occupancy now or in the future. It shall be used exclusively for material storage and designed for appropriate floor loads. Because this space would be considered Moderate Hazard Storage S-1 which is the same classification as the Automotive Repair Shop we propose that egress from that upper level be allowed down the stairs within Automotive and through Paint to its east exit door. The stairs would be designed to comply with applicable provisions of§1014, 1021, and 1022. A single means of egress from this upper level space is in conformance with §Table 1017.2. Accessibility: Because this is not a public facility, we believe it is exempt from the requirements of 521CMR. Please note that the Owner has voluntarily included A.D.A. compliant toilets, urinals, lavatories, and drinking fountain in the design of this facility. By necessity it is also substantially accessible at grade. Electrical Service Entrance, We propose that the main disconnect and electrical distribution be located on the upper level in order to better utilize grade level space. We further propose that the service entrance be encased in concrete from the building entrance to the main disconnect. We believe that this will meet the requirements of the Electrical Code although we do not claim any expertise in this area. In the new location three small additions will be made to the House. Two new egress stairs and dormitory room units will be inserted between the existing dormitory and the existing houses. The third addition involves taking two of the existing first floor dormitory rooms and expanded them to a commons room. A full foundation will be added to the building with bulkheads at the back of the building. The building sections will be identified in their new location as follows;the north dormitory parent house(NPH), the student dormitory (SD) and the south dormitory parent house (SPH). 1. Rough framing and sheathing is complete for the two new infill sections of the building. The windows are in place and some of the new roof is in place on the south infill. 2. The rough framing of the two new egress stairs is about 50%complete. 3. Demolition was underway to install the new composite LVL at the inside wall of the new commons room. The exterior wall of the commons has been framed; the roof has not been framed. 4. The rough framing for the first floor toilet is in place. Modifications to the entrance door to the toilet will be made to insure the 18"pull space. 5. MEP and FP rough in work is in progress throughout the entire building. 6. The basement floor slab had been poured. Standing water was observed in some locations. It appears that the basement flooded due to the heavy rain. 7. The areaway and concrete access stair from the basement was under construction. 8. The bulkheads have been installed at the two dormitory parent houses. 9. The rough plumbing for the washers and dryers in the two dormitory parent houses will be relocated to avoid a conflict at the bottom of the basement stairs. 10. Connection to the existing plumbing for the second floor bathroom in the south dormitory parent house required the removal of some of the masonry support for the fireplace. The rough plumbing is installed and the mason is scheduled to replace the fireplace foundation structure. 11.
