My wife Patty and I own and reside at 137 High Street,North Andover, MA. The property is a two-family house, with one unit on the first floor and the second unit upstairs. We would like to convert the existing two family house into a single dwelling unit. At the same time we would like to put an addition attached to the existing house that would become the second dwelling unit. We are also proposing adding a single stall garage that would be used for the existing structure, and a two stall garage under the new unit. If approved, when the construction is completed we would still have a two family home, except instead of having the units only having one floor of living space and being one over the other,they would each have two floors of living space and be side by side. The reason we are before your Zoning Board of Appeals and are requesting a Special Permit and Variance is simply because the existing house does not conform to setback or lot area requirements. More specifically, in the R-4 zoning district,the bylaws require a 12,500 square foot lot, and setbacks of 30 feet in the front and rear and 20 feet on the sides when there is a corner lot, as is the case in our situation. Our lot is 12,444 square feet and the existing building conforms on two sides, but is off by 4 feet in the rear and 8 feet on one side. The proposed addition conforms to all the zoning setback requirements, and has been thoughtfully designed to compliment the existing structure and neighborhood.
