The property is 1.94 acres and sits in the IS zoning district. The property currently has two residences on it and it is taxed as such. The big house is approximately 3000 s.f and the carriage house is approximately 1000 s.f. Both residences are occupied with renters. The reason I'm seeking a Special Permit is because the houses create a preexisting non conforming situation on the lot. The large house on the property currently has an attached three stall garage on it for which is used to store landscape equipment and supplies. The lot currently has two driveways to enter it from Osgood Street,one on the north side and one on the South side. The North side driveway accesses a large cleared outside storage area where there is currently A Contractors Yard with trucks and landscape supplies stored on the site. The use of the property as a Contractors yard is completely in harmony with the other activity in the area. There are no employees reporting to the site and the traffic activity into the site daily is minimal. The site is mainly a storage site. I'm proposing to remove the existing three stall garage and attached mud room and construct a 36' X 54' ( 1944 s.f. ) free standing Morton utility building. The building I'm proposing would be in perfect harmony with the existing house and carriage house and give the property a Vermont farm look. SITE FACTS LOT IS 84,506.4 S.F. 50,000 S.F. IS REQUIRED.
