We are seeking a special permit to add a second floor,breezeway and two-stall garage to our existing home. Our lot is considered non- conforming based on the current zoning by-laws in regards to lot size and street frontage. Our home currently sits on 1.05 acres rather than the mandated 2-acre for the RI residential district and has 150'of street frontage instead of the 175' street frontage. All other setback requirements are within accordance to the by-law. * 1. We are proposing the addition of a 12'x 10' breezeway and 24`x 25.6' two stall garage with 16'x 25.6' storage room above and an 861 square foot second story addition to our existing footprint. 2. The specific site indicated on our plot plan is the best area to for the breezeway and garage addition where as we have a variance allowing a 17.5' relief to the left side setback as granted on April 9, 2002. We do not have enough ground space to expand off the first floor without causing conservation/wetland issues, so the more appropriate area for expansion would be to add a second floor. 3. Our addition would still maintain the 30' front set back requirement after completion and our current driveway is located on the opposite side of our home, which will provide appropriate off-street parking for vehicles while the work is in process. 4. We are a couple with two young children and would like to stay in North Andover. Our home currently sits on 1.05 acres rather than the mandated 2-acre for the RI residential district and has 150'of street frontage instead of the 175' street frontage. All other setback requirements are within accordance to the by-law. * 1. We are proposing the addition of a 12'x 10' breezeway and 24`x 25.6' two stall garage with 16'x 25.6' storage room above and an 861 square foot second story addition to our existing footprint. 2. The specific site indicated on our plot plan is the best area for the breezeway and garage addition where as we have a variance allowing a 16.5' relief to the left side setback as granted on April 9, 2002. We do not have enough ground space to expand off the first floor without causing conservation/wetland issues, so the more appropriate area for expansion would be to add a second floor. 3. Our addition would still maintain the 30' front set back requirement after completion and our current driveway is located on the opposite side of our home, which will provide appropriate off-street parking for vehicles while the work is in process. 4. We are a couple with two young children and would like to stay in North Andover. We plan on building a standard 2-stall garage with storage room above and breezeway as well a second story addition to our existing footprint which will provide storage and living space for our growing family. 5. Where as the majority of homes in our neighborhood are two stories with attached garage and do not sit on the required 2 acres of land or have the 175' street frontage requirement, we feel that our current proposal will not derogate from the look of the neighborhood. If anything, it will enhance it. 6. We have filed a special.permit for non-conforming lots as required and are requesting scheduled time before the board of appeals.
