The R-4 District requires 12,500 square feet of area and 100 feet of frontage. 2) The plot plans should be submitted with proposed structures and show 2 parking spaces per dwelling unit. 3 j Be advised that the R-4 District also requires 30 foot front and rear setbacks and 15 foot side setbacks. Upon receipt of the proposed plot plans showing the above information a zoning denial form can be written so as to expedite the process to get the applicant to the Board of Appeals for the hearing. Attached is a copy of the Notice of Decision dated June 16, 1983 and recorded at Northern Essex Registry of Deeds at Book 1688, Page 12. In addition a copy of the recorded plan is attached herewith. You will note that the Notice of Decision provides relief from the area and frontage requirements and thereby creates new lots 2 and 3 which Lisa Bahrawy purchased from Joseph E. E. and Dorothy Giard on July 15, 1987. (See attached copy of the quitclaim deed). Lisa Bahrawy purchased these lots as an investment with retirement funds. Her husband passed away on November 2, 1999 requiring her to liquidate assets. She is seventy one years old and is relocating to Cape Cod.
