He has been there a year,going on his 2nd year.,He has had mold problems as of 2 mos ago,it was cleaned,but reoccuring. His apartment was flooded out this weekend,and he is staying at a hotel,courtesy of Royal Crest. They told him they would have apartment cleaned up within two days. He is concerned because he does not want to go back to same apartment due to these problems,and some of his personal items are ruined. Would likeinspection by Health Dept.to show that apartment is unacceptable to live in so he can be moved to an upper level unit,or one that is not suseptible to moisture issues. Ms.Sawyer called tenants and told them to call RC for options. No inspection will be granted at this time. Side note: RC stated that the first floor Bldg.43 will be unoccupied until the water problem is fixed. Royal Crest Building 43:apt.2 and 3 both called complaining about the flooding. Flooding is being addressed as it is reported to them. Note that Building 43 basement apartments have experienced numerous flooding events and will not be re-rented,according to mgmt,until a solution is found. This inspection revealed violations of certain regulations of the State Sanitary Code, Chapter II, as listed on the attached Violation Form. Susan Sawyer, RS/RENS Public Health Director Cc: Royal Crest Apartments, Management Office,North Andover Peter Murphy,NA Electrical Inspector P To:AIMCO/Royal Crest - re: Building 27, Apartment#4 December 16, 2009 ORDER LETTER An authorized inspection of Building 27, Unit 4 Royal Crest Apartments, was performed by Board of Health staff on Monday, December 14, 2009, at which violations of 105 CMR 410.000 Chapter II of the State Sanitary Code, Minimum Standards of Fitness for Human Habitation were found. All violations must be corrected within seven (7) days of receipt of this Order Letter or a professional contractor must be hired to evaluate the conditions noted below and a signed contract for work must be submitted. If a contractor is hired,all compliance work must be completed within 30 days. A plan of corrective action should be submitted to the BOH. Requests for extensions must be in writing and approved in writing or the time table will remain as listed above. According to verbal and written information, the unit had a problem with a circuit breaker to this unit and it is indicated that the breaker was repaired or possibly replaced. At some point there was a flame produced. Please submit proof of an electrical permit to ensure that the proper corrective action was taken to correct the concern over fire concerns. b. A copy of this letter will be sent to the N. Andover Electrical Inspector to confirm proper repairs were done. Submit Documentation,as requested
