N . Andover , MA 01845 'Dear Mr. Long : The Board of Appeals held a public hearing on . Au9ust 12 , 1986. upon . the application of Dorothy Thieben requesting a variance of Section 7 , Paragraph 7-1 , 7-2 , 7- 3 and Table 2 of. the Zoning Bylaws so as to permit continuation of existing building on Lot A and construction of house on Lot B . This property i,s the remainder of the former Oates Greenhouse. Mrs. Thieben is the widow of the late Leonard Oates. This land. has been in the Oates family since 1915 and Lot B was created by the combining of former lots 12 & 13, both 50 foot lots, again per Cyr Plan. Apparently back in the early 1900's 50' foot lots were common. North Andover taxes Lot A & Lot B as separate lots and they carry separate book and page numbers at the Registry of Deeds. Mrs. Thieben has paid property taxes on these lots for many years feeling that at some time the vacant lot could be used as a house lot by either a family member or sold off to finance retirement. It is currently Mrs. Thieben's intent to have her randau titer build a house n g g o this lot. Transfer of the land to Mrs. Thieber.!;s granddaughter will allow a person who has grown up in this town to return to it and bring her child up here. The second portion of the appeal is to request a variance on Mrs. Thiebens home on Lot A at 58 Linden Ave. . This home was built around 1930 when zoning was not as strict. This home lacks sufficient front set back and side set back on one side to meet current requirements. Several homes in the immediate area are lacking in one of these requirements. We decided to combine this request with the other at this time rather than come back at a later time for a separate hearing.
