The Board finds that the applicant's front lot line is 25.57'longer than the rear lot line. The Board finds that the existing structure is within the R4 front setback of 30'and the side setbacks of 15'. The Board finds that the shape of the lot dictated the location of the structure in order to conform with side setbacks by placing it 31.7' from the front lot line. The Board finds that the 8-6-05 letter signed by the applicant's immediate abutters stating that they supported the variance request,they had seen the plans for the farmer's porch,and they believe that it will have no adverse affects on the neighborhood of this applicant's parcel. We request a variance of 2.2 feet beyond the required 30 foot front offset for the addition of a farmer's porch as part of a project to add a second floor to our house. (Please note,the second floor addition complies with the Zoning Bylaw and will be constructed under a separate building permit.) B. Although our lot is 15,156 square feet,the back of the lot is significantly narrower than the front. In order to maintain the required side variances, our house was originally built closer to the front of the lot than others on the street. C. The most cost effective way for us to add a second floor to our house will be to use stress beams to support the addition. These beams add extra height to the house, requiring a longer staircase. In order to fit the staircase into the design, we must extend the front entrance beyond the current foundation. The farmer's porch is an integral part of the design needed to tie the new entrance in with the front of the house. D. Our renovation will enhance the neighborhood by improving the appearance of the house in a way that is consistent with other homes in the area. It will increase the property value while causing no substantial detriment to the public good. E. The porch will not cause the house to appear too close to the road because there will still be 39 feet of lawn(as measured)from the porch to the edge of the street. Because Meadow Lane is a secondary road and is already 29 feet wide (as measured), it is unlikely the town will need to widen the road for traffic flow. Should the town decide to add sidewalks, there will still be adequate space to do so. F. Not applicable.
