The Board finds that applicant could divide the existing parcel,and could provide conforming frontage and lot width by constructing a short cul-de-sac from Salem Street. Section 7.1.2 requires a minimum lot width of 100 feet and Section 7.2 and Table 2 require a minimum street frontage of 125 feet in the R-3 District. The existing use is a single family residence and the existing parcel is approximately ! 82,310 S.F.with 191.71 feet of frontage on Salem Street. The applicant proposes to raze the existing dwelling,subdivide the parcel and construct two new single family dwellings. The proposed lots will not have the frontage or lot width required by the Zoning Bylaw. The required frontage and lot width could be provided for the two proposed lots with the construction of a short roadway off of Salem Street. The new roadway would become a public way and need to be maintained by the Town. The existing parcel is more than three times the minimum lot size required in the Rural Residence District and both of the proposed lots are larger than the minimum lot size required.
