Upon review of your land located on Adams Ave and Martin Ave I have the following comments in regards
to zoning requirements.
The properties in question are all located within the R4 Zoning district which require 12,500 square feet of
lot area, 100 feet of street frontage and 30 foot front and rear, and 15 foot side setbacks. Upon review of
the specific map it appears as though lots 20, 36 and 2 are all 9,000 square foot lots each and lots 22 and
24 are 4,500; each which would make them unbuildable individually.
The only two ways to meet zoning would be to go to the Zoning Board of appeals for variances or if lots 20
and 36 were combined it would result in one 18,000 square foot lot, if lots 24 and 2 were combined it
would result in one 13,500 square foot lot and lots 21 and 22 were combined it would result in one 18,000
square foot lot. If the above combining of lots were to be your option then a surveyor would need to be
retained by you for what is called an approval not required plot p1m.
