The result of this measurement indicates that
there is the potential that ,you may have a radon problem. The EPA
recommends that follow-up .tests be conducted when the screening test
result is 4 pCi/L or above. to give ,you a better idea of the average
radon concentration in your home.
In most cases the screening measurement is not a
reliable measure of the average radon level to which you and your
family are exposed. It is however, an effective way of separating
those houses which may have a problem from those that do not.
We recommend that you make follow-up measurements
before ,you make any decisions about whether to undertake major
efforts to correct the potential problem.
Follow-up measurements should be made in at least
two lived in areas of your home. If your home has lived-in areas on
more than one floor, you should make measurements in a room on each
of the floors. An example is to take a mesurement in the living -room
of the first floor and another in a second -floor bedroom. Because of
the seasonal variation of radon levels, measurements should be made
during each of the seasons. If you have a private well, we also
recommend that you test ,your water for radon contamination..
The following information is to help you understand the results of
your radon screening test., (Data based on studies conducted by the
University of Pittsburgh and information supplied by the EPA).
On average basements have 2-3 times higher concentrations than other
rooms in the house. However, there are cases where there is very
little difference, in the concentration levels between the basement
and the other rooms in the house. Examples of this are homes with
private wells. where radon may be entering the house via the water
supply. In this less common situation, the radon concentration might
be higher in the living areas than in the basement.
It is estimated that the mean radom level (roughly half are higher,
half are lower) in the living areas of a house, in European and North
American homes is about 1.0 pCi/L and the average level is 1.5
pCi/L. This average varies substantially with geography. Some
counties in the U.S. average S-8 pCi/L. In most studies, about 15%
of all houses have over twice.the average level, 4% have over 4 times
the average, and about 1% have over 10 times the average.
Radon levels in summer are typically only about 60% of those in
Winter in the same house.
Exposures to radon decay products are often expressed in "Working
level", WL. A rough conversion is 1 pCi/liter = 0.005 WL, or 1 WL =
200 pCi/liter.
A typical estimate is that a person spending 7S% of his lifetime in a
house with a level of 1 pCi/liter will have one chance in 300 of
dying from lung cancer as a result of this exposure. The risk is
directly proportional to the radon level; e.g. if your reading was 10
pCi/liter, your risk is 10 times higher, or one chance in 30.
One way to reduce radon levels is to improve ventilation; doubling
the rate. of !air exchange roughly cuts the radon level in half. An
especially effective method is to open two windows in the basement
and install a large fan in one of them, but this is not practical in
cold weather. The Environmental Protection Agency, Office of
Radiation Programs (401 M St., S.W., Washington, DC 20460)
distributes a booklet giving the latest information on techniques for
reducing radon levels i.n homes. After you have adequately tested
your home and have found that your average radon exposure is above 4
pCi/liter and you would like specific advice or assistance in

Re: Hot Water Temperatures in Building B
To Whom it May Concern:
I am writing in response to our conversation concerning the
hot water temperatures in Building B.
James Diozzi, Town of North Andover Plumbing Inspector,
confirmed the action taken by the Trustees which was mentioned in
a letter from an occupant of Building B dated August 12, 1994
(enclosed). Mr. Diozzi's conversation indicated that the heating
system temperatures will fluctuate due to the use of water by
different units. However, in reference to the previous order
letter, regulations state that the temperature is not to exceed
130°F.
If deemed necessary, the contracted plumber should continue
monitoring the situation, and take appropriate action to ensure
compliance to the regulation. If I can be any further

Update On Sot -Water Temperatures in Building B
Recent temperature readings by Building B unit owners show that they vary from
100OF to 1550F. These were taken in kitchens and bathtubs.
About a week ago the condo plumber, while working in our boiler room, came
into my unit to purge the hot water and while here took a water reading. It
was 1301F when he left (both by his thermometer and mine). However, I checked
it again approximately one-half hour later, and it was 140oF! Since those
readings, temperatures in my unit continue to be erratic ranging from 130OF to
1600F. On August 11, 1994,, the temperature was 160OF at 1:50 p.m.
It appears that the problem has not been corrected, and I am concerned for
myself and particularly for the elder and the children in our building who are
in danger of getting scalded. Hot water temperatures do not conform to safety
and health standards; therefore, steps must be taken by you to bring them into
conformance.
Kindly notify me at your earliest convenience what steps will be taken to
abate this problem.

SUBJECT: Excessive Hot Water!
On so many occasions the residents in Building B have found it necessary to
call a trustee to complain of not enough hot water, erratic changes in water
temperature while showering, etc. In answer to our complaints, a plumber
was called and service performed. As a result, we had hot water! This was
great --until more than one of us (or a guest) felt the "pain" of the
scalding water when hand(s) or other body parts got caught under the
excessively hot running water!
Recently one of the unit owners (412) had to have a leak corrected in her
tub/shower. When the plumber did her work, he was shocked at the intensity
of the hot water; and, therefore, took a reading. It registered 1520F in
her kitchen! This experience prompted her to do a little research! She
borrowed two thermometers --one from a family member and one from a plumber.
She asked each of her neighbors to take a reading of the hot water in both
their kitchen and tub. All Building B residents reported readings of
150-1520F. (The plumber's thermometer only went up to 1400F --however, the
pointer registered way above that number to what was obviously 1500-1520F!
As the second thermometer readings went beyond the 140OF figure, each one
took another reading using it --again a minimum of 150OF readings!)
As outlined in the Board of State Examiners of Plumbers and Gas Fitters
Regulation Code (refer to attached document --Item 8 e), measures should be
taken to prevent water from being delivered from the shower head in excess
of 1120F. Based on our current readings, our hot water is dangerously hot!
There is an elder in this building, three youngsters, and an infant! God
forbid these individuals are not fast enough to move their hands or body
from under excessively hot running water --they could receive very severe
skin burns!
The residents in Building B are all in agreement that the hot-water
situation in our building must be studied before the Trust is faced with
serious problems and possibly a lawsuit! A reputable plumber should be
checking to see how to best correct our hot-water problem. Even with the
present excessive hot water, we still have sudden unexpected spurts of cold
then back to spurts of very hot water while showering. There must be an
answer! We should always have safe and adequate hot water as outlined in
the Code.
Please let us know as soon as possible what steps will be taken to correct
the problem. We feel that once a plumber finds the solution, it will also
save us money as we will no longer need to heat the water to such a degree.
