The Board finds that 99 Coachman's Lane is an appropriate location for a family suite since no Variance relief is required. The Board finds that the family suite, as developed, will not adversely affect the neighborhood and that there was no written or spoken opposition. The Board finds that there will be no nuisance or serious hazard to vehicles or pedestrians; that the "Project: Buonopane Residence Existing Basement" shows a 3-4ar garage and Plan of Land shows off -sum parking for the 4 vehicle. Adequate and appropriate facilities will be provided for the proper operation of the proposed use, Paul Buonopane stated in his application that utilities, water and septic are included in the present design. The Board finds that the family suite is in harmony with the general purpose and intent of this Bylaw and that this change extension or alteration shall not be substantially more deftimental than the existing structure to the neighborhood. Note: The granting of the Variance and/or Special Permit as requested by the applicant does not necessarily ensure the granting of a building permit as the applicant must abide by all applicable local, state, and federal building cedes and regulations, prior to the issuance of a building permit as required by the Building Commissioner. Furthermore, if the rights authorized by the Variance are not exercised within one (1) year of the date of the grant, it shall lapse, and may be re-established only after notice, and a new hearing. Furthermore, if a Special Permit granted under the provisions contained herein shall be deemed to have lapsed after a two (2) year period from the date on which the Special Permit was granted unless substantial use or construction has commenced, it shall lapse and may be re-established only after notice, and a new hearing. The specific site is an appropriate location for such use, structure or condition. We are desirous of building an addition to our existing single family dwelling in an R-1 zoning district. This lot does not require any variances. This addition would be in the back side of the house which is the west side of our lot. It would be away from the street frontage and would not alter the character of our home or the neighborhood in any way. The purpose for this addition is to add a family suite to our home for use only by our parents. 2. There will be no nuisance or serious hazard to vehicles or pedestrians. The proposed addition would be set back from the road by a minimum of 180 feet. The addition would be far away from vehicles and pedestrians. Proper care and clean up of the site will take place daily. 3. Adequate facilities will be provided for the proper operation of the proposed use. Our lot already has all the necessary amenities such as town water hook-up, town sewer, electricity, etc. There will be no additional utilities needed for this addition. The existing home already has a three car garage as well as an ample parking space in addition to a long driveway to accommodate guests. The current facilities are adequate to handle the current single family dwelling, in addition to the family suite. 4. The use is in harmony with the purpose and intent of the -zoning by-law. The purpose of this addition will be solely for use as a dwelling for aging family members. The appearance of the home from the street front will not be altered. The lot is just slightly larger than two acres and provides an abundance of natural woods and open space. Even with this proposed addition, the house would sit nestled on a large lot surrounded by trees and wildlife on all sides. 5.
