Hi Michele,
I am in receipt of your Order Letter for 39 Royal Crest Drive ##8. This had not been reported up until now. I have left a
message for the resident and am waiting to hear back from him. We will be entering the apartment tomorrow with
Smith and Wessel to create a scope of work. I will continue to call the resident tomorrow to discuss a hotel for the
duration of the work. As soon as I receive the scope, which should be tomorrow, I will forward with our detailed plan.
I have a question if you would be so kind. Each time one of our residents reports something is a visit made to the
apartment? I just want to have this knowledge as I have never asked this question before.
P.S. As I am here basically fulltime there is no need to copy Mark Johnson on emails pertaining to Royal Crest Estates
North Andover.
Thanks so much.
Deana

To whom it may concern: (seems 'concerned' is an empty word)
We have been waiting months to have a leaked bathroom issue resolved, but, to no avail. (there are also other
leakage problems as well to which we have repeated called for attention to ) Some of these issues are health
hazards and as sanitation issues are first and foremost concerns due to specific health conditions we find it
inexcusable that our needs are not being met.
We received a notice on March 14, 2011 from Ms Susko telling us that between March 16, Wednesday and
March 18, Friday, someone would ber entering our apartment to perform these repairs. We were informed that
delays nor appointments were accepable. We phoned the leasing office, as required, to ask questions involving
this matter and to inform maintenence that we would be present at all times while the work was performed. We
insist on being in the apartment during any time Royal Crest Staff enters because of an unfavorable past
experience. This is the third day that we have been waiting patcntly and thus far, no one has shown as
promised.
We have tried to call the leasing office as instructed but noone is on duty until 11 AM. We wi8ll not leave a
message as return calls are far and few between. Needless to say, we are not very pleased and are most
disappointed. We do not appreciate any more excuses and ineffective maintenence resolutions.
We look forward to your attention to these concerns at your earliest convenience and thank you for your
Corporate Office resolution

Unfortunately, an automatic E -Mail response, as in past communications, does not cut it. The problems still
exist and still demand our repeated, persistent actions. Not a nice way to do business nor to earn a favorable
reputation. We pay our rent timely, keep our home in the best and cleanest of conditions, take pride in the
stylish and pleasant appearance of our home and try to be good neighbors. We feel it's not to much to ask that
we receive timely and proper resolutions to problems regarding our living conditions. We realize the economy
is tough and that this past weather has caused unforeseen circunstances but maybe if things were maintained
properly rather than applying bandaids, some of the problems could have been avoided or, at least, minimized.
By the way, at least 4-5 different maintence people have looked at the problems here 4-5 times?? How's that for
efficiency???
Coming from backgrounds, both private business and the public's business, we are not naive as to beleive that
a business such as Aimco, a profit-making business, puts the customer's first: we do realize this and understand
this, as your company obviously operates in the largest business sphere imaginable. But, we ask, at what cost
does one gain the world and loose it's soul? Actions speak louder that words. In search of one good man, there
are a few good people working here in the No Andover facility, Jim, Tom and Dale, to mention just three.

Attention: Deanna Susko
According to your informational letter dated 02/18/2011 you were to be available on 02/20/2011. I have called
you several times at the phione number noted. Our attempts were unsuccessful.
I have two (2) concerns: 1. The ceiling in the Turret is cracked and 2., The bathroom ceiling is peeling and has
mildew forming on the walls and celing as a result of leaking bathroom plumbing from the above apartment
#12. We have called this matter to the attention of the maintenence department several times. No action has
resolved this concern. In the past, this same type of problem had occurred but apparrently that past fix was
short-lived.
In closing, I quess I need to mention a few other concerns. People are not observing quiet times by respecting
other residents. Someone is using the laundry at ten, eleven, twelve PM as well as one AM. We understand that
there are times when such a situation may be unavoidable butoOn a regular basis is quite inconsiderate. Because
of the location of our apartment, the noise is totally unacceptable and very disturbing. The machines and the
constant water pipes are very noisy for use at these inappropriate times. Lastly, the constant use of motorized
appliances all during the night does little to help one get a peaceful nights sleep. I'm very sure if other residents
were aware of these problems more consideration would be practiced by all. I'm also confident that others never
intentionally want to cause disturbances for others
We will appreciate your addressing these concerns, concerns that we have brought to the attention to your
facility management teams in the past
