File Note recap May 9, 2013 Royal Crest; Building 3 Unit 4 On April 24, 2013, the Health Department received a complaint from the renter, Robert Morris, at Building 3, unit 4 regarding possible mold in the bathroom that is believed to be coming from behind the wall. It was explained to the renter by M. Grant and S. Sawyer on separate occasions that mold itself is not a violation to the sanitary code; however chronic wetness is. As lower level chronic wetness is a common concern at Royal Crest, there is a procedure we have established and regularly follow in an effort to push the issue forward quicker. This in no way prevents the renter from getting a health inspection, however for expedience, the HD has found that Royal Crest Apartment Managers generally will positively respond to our request to send an expert contractor, with experience in remediation and wet conditions of basements to the apartments. An inspection would be scheduled, but if no chronic water problem is observed than no Health Dept. Order letter would be written. If a problem was observed than an Order would be written and sent via mail and then after many days the RC would respond. Our process provides quicker action, and subsequently quicker correction of any problems that may be there. Note, that if Royal Crest were to deny our request to send a professional than we would conduct the standard inspection S. Sawyer explained that if the renter still wanted an inspection, one would be conducted. However, it is very possible the HD could miss issues, as the HD staff is not experts in this field. After some delay due to communication issues between tenant and landlord, an inspection was conducted. Conditions found that there was a need to open the bathroom wall to observe areas of concern. A date of Friday May 10, 2013 has been set for the work to be done. The landlord states that the tenant is fully aware of the names of the contractors that will be working on the project. (in @ 30 min) I would .like to have a copy of the work order or inspection on this unit as I was unable to tell him definitively what the plan was for the next visit by the contractor or what the contractor's company name is. I would like a completed notice of work detailing what was done as well. Please be sure the tenant is aware of what will be occurring when they plan to open the wall. What will occur if they find a situation needing repair; will they reschedule, will they remediate at that time? The tenant should be informed at each step.
