The swale under the deck will be very shallow and could certainly be walked through, and access from the bottom of the deck stairs to the driveway area would have to be along the berm around the downhill side of the rain garden. The homeowners will be informed of the need to maintain the rain garden in perpetuity, and that their recreational yard space will be limited to the area over the septic system. It should be noted that the approved plan showed a septic system area of 600 square feet,whereas the actual area needed for the septic system is about 2800 square feet, due to slow perc test rates recorded on the lot. The larger septic system requirements limited the house to 3 bedrooms and affected the house, driveway, and yard layouts. We kept the rain garden in the same location and adjusted everything else to accommodate the septic system and rain garden grading. We have prepared the attached Alternative Site Plan for the lot showing a subsurface roof runoff infiltration area in place of the rain garden. This would create useable yard space over the infiltration area. The footprint size of the infiltration area matches that of the rain garden to ensure equal capacity, and the infiltration area would be built tothe specifications provided on Sheet D3of the approved plans. |f the Commission would allow the infiltration area in lieu of the rain garden the lack of back yard space would be addressed and the risk of the homeowner filling the rain garden would be eliminated. The rain garden is now right off the back of the house rather than almost 20' away as it was on the subdivision plan. This appears to create an access issue around the house and renders most of the backyard unusable. This will likely result in a future homeowner wanting to fill it in. Is there any way to move that rain garden to allow space between it and the home? Jennifer A.
