Dear Ms. Tymon and Board Members:
In follow-up to my April 26, 2013 letter on the above-referenced project, I have received
and reviewed the May 6, 2013 response and revised plans submitted (via email) by
Christiansen & Sergi, Inc. My comments are outlined below:
1. The revised plan keeps all development activity out of the Non-Disturbance Zone
shown on the plan. However, it is not clear what the basis is for the wetland
setbacks shown on the plans and whether the wetland delineations have been
confirmed by the Conservation Commission.
2. Based on MassGIS and MassDEP’s Water Supply Protection Area mapping (see
copy attached) there are tributaries to the southwest and east of the project site,
and a portion of the site does appear to be within Zone A for the town’s water
supply.
3. Based on the soils mapping submitted, the soils on the site are expected to be
Charlton and Sutton fine sandy loams of Hydrologic Soil Group (HSG) B. Given
that these soils are generally well suited for infiltration and that the proposed
infiltration structures will be at or only slightly below existing grade, I agree that
confirmatory soil testing does not need to be done at this time and could be made
a condition of approval.
4. Consideration should be given to routing the utilities up the driveways to each
house to reduce the area of clearing needed.
5. As indicated in my previous comments, the Board may also want to request a
planting or landscape plan for the lots, and both the limits of approved clearing
and the restriction on lawn care products should be permanently recorded on the
deed to the property.

6. Maintenance requirements for the stormwater management systems have been
added to the plan; however there should be a more suitable way to ensure that the
information is conveyed to successive property owners.
