Notice is hereby given that the Board of Appeals will hold a public hearing at Town
Hall at 120 :Main Street, North Andover, MA. on October 10, 2017 at 7:30 I'M to all
parties interested in the petition for Jeffco, Inc. for property located at 197 High
Street (Map 066.0, Parcel 0044), North Andover, MA. 01845 in the R-4 Zoning
District. I
The applicant is requesting two special permits and two variances. A special permit is
requested pursuant to Section 9 of the Zoning Bylaw to confirm that the property is a
pre-existing nonconforming lot with 82.33 feet of street frontage where 100 feet is
now required. In addition, a special permit is requested pursuant to Section 4.122.14.B
and Section 4.122.14.D of the Zoning Bylaw for conversion of an existing one-family
dwelling to a two-family dwelling in the Residence 4 District. In connection with such
conversion to a two-family dwelling, a variance is requested from Section
4.122.14.B.b to raze an existing structure and rebuild a new structure where the gross
floor area (GFA) of the new structure exceeds 150% of the GFA of the original
building and is more than 1,000 SF larger than the original building and where the
second dwelling unit exceeds 1,500 SF (GFA of new structure allowed 2.,761.5 SF,
requested 4,532.8 SF, for variance of 1,771.3 SF. GFA of second dwelling unit:
allowed 1,500 SF, requested 2,266.4, for variance of 766.4 SF.) In addition, a variance
is requested from Section 4.122.14.B.e for a garage that faces the street and which is
not at least 10 feet behind the facade of the principal structure (garage setback from
front facade: allowed 10 feet, requested 0 feet, for variance of 10 feet.)
