Per your email dated August 27, 2013, I have downloaded plans labeled “bid set” from the
link to petermanarchitects.com. I have reviewed the Grading, Drainage, and Utilities Plan -
sheet C-300 Bid Set. I offer the following comments:
The drainage as designed should be revised; existing and proposed contours will allow for
this revision.
1. The proposed drain from the existing catch basin on the southern side of the building
to the proposed catch basin #2 flows under the floor slab. It should be re-routed to the
west and around the building. This should be fairly easy to accomplish without change
in price. I suggest relocating proposed C.B. #1 and #2 off the southwestern and
northwestern corners of the building. The 150 L.F. of specified service weight iron
pipe proposed for under the slab can be changed to the equivalent length of HDPE
pipe that needs to be added.
2. A clean out should be added at the intersection of the existing 12”HDPE pipe on the
north side of the existing building and the new PD on the east side of the proposed
building that flows to DMH #1.
Making this change does three things:
1. It stops the introduction of storm water runoff to a drain pipe running under the floor
slab. Possible future complications with this line cannot be repaired and might cause
moisture problems with the gym floor.
2. The relocation of the catch basins allows for surface water runoff to be more effectively
collected from the swale on the western side of the proposed building.
3. Relocation allows for connection of the western gutter downspouts to the drain rather
than surface runoff from a splash plate.
