I'm looking for some help in expediting a process in North Andover. Michele and I purchased an auction property at 87 Foster Street.The process has been a nightmare, dealing with Mellen Bank via email. We had to extend the closing three times already and we may need to request another.(not my preference) A new septic system has to be designed prior to closing. Our septic engineer can go ahead with his tests but needs the contractor that works with the health dept.to be a part of this process. He said that typically it takes up to 45 days. Is there any way possible that you can help us narrow the timeframe down? I'm concerned that Mellen Bank(seller)is not going to agree to another extension, causing us to loose our deposit. I am writing you to describe my experience with Pierce construction, who is the contractor that is installing our septic system at 87 Foster St. We acquired this property at an auction and acquired the services of Pearce Construction and their engineer, James Kavanaugh. Once the system was approved for installation, we gave Pearce a deposit of$10,000 ($30,000 plus $3500 for design) The installation started the last week of April. On May 3rd, I received a call from Will Pearce asking for an additional $2500 for sand that is needed for the held. . I questioned how this was missed and I was told that because there were large boulders removed, more sand is needed. It didn't sound kosher but we wanted to keep this project moving forward, and we paid the additional $2500.00. The next fiasco came when the existing outlet from the house didn't line up with the new line going to the tank. Warren Pearce became involved and his first comment to me was the he was trying to save us money by using his plumber. I didn't entertain any conversation with him regarding additional costs for the plumber. After listening to the plumber complain for two days, he was finally able to make adjustments inside the house to meet the new pipe from the tank. Prior to connecting the new tank, I had questions about the grade of pipe, since it looked straight and not pitched. Will advised me that no pitch is necessary from the tank to the d box. I questioned the logic behind that and called Michele for clarification. Finally, the septic is installed and it's time for loom and final grade. Several days passed with no activity at the site. I called Jen in the office to inquire. I was told that they are looking for someone to loom and final grade and the price they received is too expensive. ($4800 1 informed her that our irrigation installer is scheduled for 6129 and I need everything wrapped up before then. Will advised me that he would work something out and have the boulders and stump removed. A couple of days later, loom was delivered and the grounds were graded. Ryan, the sub was awesome, however he wasn't instructed to move the large tree root and the large boulders that were left in the front yard after excavation. I will send those pies in a separate email. I paid Ryan $250 to move a pile of rocks to the back of the property, however the other boulders and the tree root are too big to move with a bobcat and are still onsite, in the front yard. I also questioned the grade of the loom. I was advised by Will that it is graded exactly as planned.As of this email, the project is still not completed. Thankyou for your time.
