RE: 102 South Bradford Street
Planning Board Members,
You have asked me to determine the Gross Floor Area(the"GFA")of the single family home located at
102 South Bradford Street for the purpose of determining allowed size of an addition under Section
4.136.3(c)(ii)(7)of the Zoning Bylaw.
I have reviewed the property record and the application submitted and I have concluded that in 2006 the
GFA of the 102 South Bradford Street home was 1,872 square feet and it has not changed since that time.
Section 4.136.3(c)(ii)(7)provides that in the Watershed Protection Non-Disturbance Buffer Zone the
following is allowed by special permit:
Construction of any accessory structure or expansion of any existing structure by less than fifty
(50)percent of the gross floor area of the existing primary structure is less than 2,500 square feet
and the primary structure will be connected to municipal sewer upon completion of the project.

Therefore, per the Zoning Bylaw Section 4.136.3(c)(ii)(7)the proposed expansion/addition of 440 square
feet of GFA represents a 23.5% increase to the existing structure's GFA and is a use allowed by Special
Permit.

Rebecca and I reviewed the line to day and only WF A5 was down (of course this is the closest flag). That said it
appears to be where it should be based on topo and in relation WF A4. While this is not a confirmation of the wetland line
for WPA purposes I can confirm that the line can be relied on for delineating the Watershed Protection zones.

Bill Manuell delineated the wetlands. We did not do the survey but I am assuming the flags are still there(I think it
was delineated in the fall). The"A Series" is the wetland and the "S Series" is the intermittent stream. Bill said the
stream is not perennial but he flagged it just in case we needed it.
