An analysis of the use of the term “accessory” when describing “uses” within the current
Zoning Bylaw.
2.21 Accessory Use or Structure
A use or structure subordinate to the principal use of a building on the same lot and serving a purpose customarily incidental to the
use of the principal building.
General Provisions
Accessory uses as defined herein, shall be on the same lot with the building of the owner or occupant, and shall be such as not to
alter the character of the premises on which they are located nor impair the neighborhood.
10.31 Conditions for Approval of Special Permit
The Special Permit Granting Authority
may, within the guidelines for Special Permits contained herein, allow accessory uses whether located on the same lot as the principal use or not, wherever necessary in connection with
scientific research, scientific development or related production provided that the Special Permit Granting Authority finds that the proposed accessory use does not substantially derogate
from the public good.
The following language is found in the list of permitted uses for every zoning district with the exception of the Industrial 3 District. It is also found within
the Downtown Overlay District Uses.
Any accessory use customarily incident to any of the above permitted uses, provided that such accessory use shall not be injurious, noxious, or offensive
to the neighborhood.
