OSGOOD PROPERTIES, LLC, a Massachusetts Limited Liability Company having an
address of 865 Turnpike Street,North Andover,Essex County, Massachusetts 01845, for
consideration paid receipt of which is hereby acknowledged, of One Million Six Hundred
Thousand and 00/100 Dollars ($1,600,000.00) grant to SARDINAH OSGOOD REALTY,
LLC, a Massachusetts Limited Liability Company having an address of 30 Turkey Hill Road,
West Newbury,Essex County, Massachusetts 01985
with QUITCLAIMCOVENANTS
qu The Condominium Units(the"Units") located in The 1003 Osgood Street Condominium,
North Andover,Essex County, Massachusetts,known as (i)Unit No. 6 in Building No. I at
997 Osgood Street,North Andover,and (ii) Unit Nos. A,C,D and E in Building No. 1 at
999 Osgood Street,North Andover(the"Building")created pursuant to a Master Deed dated
June 19, 2013, recorded with Essex County North District Registry of Deeds in Book 13531,
Page 115 (the"Master Deed") and subject to the provisions of Chapter 183 A of the General
Laws of the Commonwealth of Massachusetts("Chapter 183A"), together with the undivided
interest in the common areas and facilities(the"Common Elements")(Unit No. 6—9.9%,
z Unit No. A—9.9%,Unit No, C—5.6%, Unit No. D—5.2%and Unit No. E—4.01/16)as described
in the Master Deed and as amended by First Amendment (adding Phase II)dated November 12,
7 7 2013 and recorded with said Deeds on November 21,2013 in Book 13708, Page 338.
The Units are shown on the floor plans of the Building filed simultaneously with the First
Amendment to the Master Deed as Plan No. 17030 or amendments thereto with said Deeds,to
which plan was affixed the verified statement of a registered architect or professional engineer in
the form required by Section 9 of Chapter 183A.

The Units are conveyed together with the right to use the Common Elements in common
with the owners of other Units, as provided in the Master Deed, including the right to use the
o pipes, wires, ducts, flues, cables, conduits, public utility lines and other Common Elements
located in any of the other Units for elsewhere in the Condominium and serving the Units. The
Units are conveyed with the benefit of all rights and easements set forth or referred to in the
Master Deed.
The Units are conveyed subject to and with the benefit of an easement of encroachment
in the event that said Units encroaches upon any other Unit or any portion of the Common

Elements or in the event that any other Unit or the Common Elements encroach upon said Units,
as a result of the construction of the Buildings or as a result of the settling or shifting of the
Buildings to the extent of said encroachment. The Units are subject to an easement for the
benefit of the other Units to use the pipes,wires,ducts, flues, conduits,cables, public utility lines
and other Common elements located in the Units and serving other Units or Common Elements.
The Units are further subject to the provisions of Chapter 183A,as it may be amended
from time to time;the restrictions and easements set forth or referred to in the Master Deed;the
provisions of the Master Deed, Declaration of Trust of The 1003 Osgood Street Condominium
Trust recorded with said Deeds in Book 13531, Page 129 (the"Condominium Trust"), as the
same may be amended from time to time by instrument duly recorded with said Deeds, which
provisions together with any amendments thereto, shall constitute covenants running with the
land and shall bind any person having at any time interest or estate in the Units,its family,
servants, and visitors as though such provisions were recited and stipulated in full herein;any
and all rules and regulations adopted under or pursuant to the foregoing documents and such
taxes attributable to the Units and Common Elements for the current year as are now due and
payable on the date of delivery hereof.
Unless otherwise permitted by instrument in writing duly executed in accordance with
said Condominium Trust,no use may be made of the Unit except as provided in the Master
Deed. No structural alteration or addition to such Unit shall be made without prior written
permission of the Trustees of the Condominium Trust.
The Grantee acknowledges that Grantee has read, examined and understands the Master
Deed establishing the Condominium as amended and the Condominium Trust and attached By-
Laws and Rules and Regulations,and agrees by the acceptance and recording of this
Condominium Unit Deed to comply with, perform and/or pay as the case may be, all conditions,
restrictions, easements, agreements and obligations contained therein and herein. Grantee further
acknowledges and agrees that the Condominium Trust is a so-called phased condominium and
Grantor has reserved the right to construct and add future phases/subphases of the Condominium
pursuant to the provisions of paragraph 13 of the Master Deed and upon addition of future
phases/subphases the Percentage Interest of the Units may decrease, by accepting and recording
this Condominium Unit Deed GRANTEE consents thereto.
There is excluded from said Units so much of the Common Elements as are located
within said Units.
This is not homestead: property of the within Grantor.
This conveyance does not constitute a transfer of all or substantially all of Grantor's
assets located in the Commonwealth of Massachusetts.
For title reference see deed of 1003 Osgood Street, LLC to Osgood Properties, LLC,
dated August 16,2007, and recorded with said Deeds in Book 10893 Page 250.
