Connie and Nicholas Vergados would like to move their hair Salon from its present
location to the parcel of land identified by the North Andover assessor's office as Map
107B Lot 0018 on turnpike Street North Andover MA.
The parcel is in a General Business Zone with the following dimensional requirements
Lot Area 25,000 square feet
Frontage 125 feet
Set backs
Front 100 feet
Side 25 + 15 feet
Rear 35 + 15 feet
The lot is a non-conforming lot with only 15,246 square feet of area.
The applicants plan to construct a building of 2700 square feet in floor area. It will
contain 1200 square feet for a Salon with four stations and two offices of 750 square feet
each for rental
By zoning regulations, the Salon will require eight parking spaces and the office space
will require five spaces. A total of 13 spaces are provided.
The lot cannot be used for a business and meet the zoning setback restrictions placed
upon it. Additionally, 15 feet of the lot area adjacent to the property line shall remain
green and be landscaped. Parking cannot be provided on the lot and meet this
requirement
The relief sought is to allow construction of the proposed structure on a lot that is non-
conforming as noted above.
