Fritts Composite Deck,209 Johnson St. 4 Customer Agreement June 6,2018 Repairs-repairing is not the same as replacing and we cannot guarantee the quality of repairing someone else's work. We always recommend replacement. We cannot guarantee that we can fix unleveled floors,walls and ceilings. Customer purchased materials- we do not warranty any labor on materials that the customer purchases.We have good relations with our vendors that allow us to provide quality products and the support in the event of a product defect. Customer is responsible for delivery of customer purchased materials. Customer(not LENZI Construction)is responsible for all customer purchased or ordered materials,warranty,deliveries,delays,etc. LENZI construction is not responsible in any way for anything In regards to customer purchased materials. Subcontractors-customers who hire their own subcontractors are fully responsible in every way and during the project. Decks-When replacing vinyl siding around new deck we cannot guarantee matching the color or style unless homeowner has additional original siding on hand.We build our decks to the International residential code(IRC).Anything over and beyond required by the local municipal will incur additional costs. Pressure treated decking-We do not warranty pressure treated decking. Homeowner responsible for maintaining decking and railing as needed. Every deck weathers differently based on weather conditions. Deck Railings-We do not Include a grip-able continuous handrail(2&1/4"round). if your municipality requires an additional cost will be incurred by the homeowner. When reusing existing materials we cannot guarantee we can salvage the item.Additional cost to replace may be needed. We will remove all construction debris and clean to our best ability. In most cases there will be fine dust beyond our control that will require the homeowner to clean.We are not responsible for detail cleaning. LATE FEES-We like to provide the best quality at reasonable prices,therefore we do not allow for grace periods. Balance is due upon completion. It is always in the best interest of the Homeowner to be available to make sure work is satisfactory when complete. We will keep you updated throughout your project and convey our completion date so that you can make arrangements to be available for final payment. if payment is not produced on this day, a$100.00 late fee for each week after completion date will be added to the final payment. If we have to return to pick up payment or make any changes to your project,there will be$50 service charge to cover fuel and labor. If customer will not be available,we require that you leave a check accessible for us on the completion day. Customer agrees that they will at no time hold back more than 5%of the final payment if they have punch lists or feel that there are unresolved issues. By making your payment for each phase you have agreed that each phase is satisfactory before moving on to the next phase of the project. If final payment is delinquent for 30 days or more,this could impose a mechanic lien on your property. Customer is responsible for all associated fees. Customer is also responsible for any legal fees if court action is taken. Customer has 3 days right to cancel and refund of deposit. Roofs-Due to the variety of roof manufactures and colors as well as the age of each different roof,we can not guarantee the color of the new shingles will match The existing. It will be the sole responsibility of the customer to give us the information of the existing shingle or choose the color of the new. We will not guarantee water leaks do to Ice dams, unusual snow loads and improper attic venting. It is the customers responsibility to remove snow or snow rake the first three feet of your roof to prevent ice dams. We recommend snow raking after every snow storm. Your attic must be as cold as the outside temperature. Repairs-repairing is not the same as replacing and we cannot guarantee the quality of repairing someone else's work. We always recommend replacement. We cannot guarantee that we can fix unleveled floors,walls and ceilings. Plaster-plastered walls and ceilings are created by hand and therefore may have imperfections that are beyond our control. Living in New England causes expansion and contraction throughout the year and can cause cracks that are beyond our control.All garage and closet walls will be a textured finish and untainted unless otherwise noted in estimate or contract. Painting-Some colors require two coats and will occur additional costs.
