NOTICE OF DECISION(INSUBSTANTIAL CHANGE)

PROJECT
On July 2,2013 the Planning Board approved a Watershed Special Permit for the construction of a single
family dwelling unit and driveway,the demolition of an existing shed,the installation of utilities,
stormwater management facilities and associated grading on an undeveloped parcel within 100 feet of a
wetland within 250 feet of of Lake Cochichewich in the Non-Disturbance and Non-Discharge Zones. The
project is located within the Residential 1 (R-1)Zoning District.
On September 12,2017 the Applicant requested an Insubstantial Change to remove four(4)existing pine
trees and plant the following plans:
• 4 Amelanchier Canadensis(serviceberry)
0 100 Arctostaphylos uva-ursi(bearberry)
• 5 Viburnum trilobum(highbush cranberry)
• 4 Hamamelis virginiana, (witch hazel)
• 3 Ilex verticillata(winterberry)
The Applicant appeared before the Planning Board to discuss the proposed project on November 13,
2018. The board determined the plan would be considered insubstantial as long as four(4)native species
trees were planted to replace the 4 pine trees proposed to be removed. The Board confirmed this
determination with.a 5-0 vote.
FINDINGS
The proposed changes are deemed to be Insubstantial and do not alter either the intent or the conditions of
the original Watershed Protection District Special Permit.
