The Applicant would like to reduce the proposed building footprint and make some appurtenant changes to the previously approved site. The project was granted a Watershed Special Permit from the Board in June,2008 for work within the 100-foot Non-Disturbance and 325-foot Non-Discharge Buffer Zones. You may recall the project at 880 Great Pond Road involves the demolition of an existing single-family home and the construction of a new single-family home. A 25-foot Non- Disturbance Zone will be delineated at the site and separated from the rest of the lot by a proposed stone wall.The area of the 25-foot Non-Disturbance Zone currently is mowed grass and landscaping.Enhanced plantings within the Non-Disturbance Zone will create a much more beneficial environment for the surrounding wetlands than the current condition. For the previous submission the applicant was subject to a peer review and many discussions with the Board. Likewise,during Conservation Commission review the project was reviewed by a separate outside consultant and the project was revised to incorporate the reviewer's suggestions. The new project employs all of the recommendations from both Boards and their respective peer review consultants and incorporates some new stormwater runoff treatment while reducing the amount of impervious cover on the site. The proposed building footprint is 16%smaller than the footprint approved. Stormwater Best Management Practices(BMPs)will remain largely the same as the prior project. BMPs include roof runoff infiltration systems,pervious paver driveway and improved vegetation in sections of the 25-foot Non-Disturbance Zone and the 50-foot No-Build Zone. The new proposal offers the same improvements within the 25-foot Non- Civil Engineers • Land Surveyors • Land Planners • Disturbance Zone as the approved project and a new landscape plan has been prepared with significant vegetation proposed for the site. The catch basin included in the last submission has been removed and a new stone trench has been added.The trench will be constructed along the proposed driveway and along the eastern property line. The catch basin was added to assuage concerns about winter runoff. The new stone trench will promote stormwater treatment and infiltration in warmer months while collecting driveway runoff in winter months. The new submission has been carefully prepared to address all of the concerns of the Board raised during the prior submission and to incorporate the added benefits of a reduced building footprint and stone trench while preserving the infiltration BMPs from the prior submission. We have filed for an Insignificant Change with the Conservation Commission and will have met with them by the time I appear before the Planning Board at the June 16th meeting.
