How to Calculate the GFA: Floor area within outside walls includes but not limited to: First Floor, Second Floor, Garage, Breezeways if enclosed, Porches if enclosed by walls (three season porch), Basements when outside walls of the basement level are 6 ft above grade plane (walk out basement). Example: Two Story Dwelling with; basement(not a walk out basement),first floor, second floor, breezeway(roof only, connecting dwelling to the garage), garage, three season porch, and an open deck. The GFA= First Floor+ Second Floor+ Garage+Three Season Porch: (all are enclosed by walls above grade) The Breezeway having a roof only and no walls would not be included in the GFA. The Public Hearing is scheduled to open on March 20th. Please review the attached application and plans and let me know if you have any comments prior to Friday, March 9th. On steeper slopes they may require it be backed by siltation fencing.
