A 14J Page 2 of 2 120 Main Street,Planning Dept., North Andover, Massachusetts 01845 Phone 978.688,9535 Fax 978.688.9542 Web Narrative: Written Documentation 31 Johnson Circle :4-Season Finished Sunroom Addition Special Permit—Watershed Application Response: Written Documentation The proposed addition is a 14'x 16',4-Season finished sunroom on the back of the house for use by the current home owner.There is no issue with setbacks with neighboring lot lines. It will take the place of where a current deck now stands and attaches to the house.This will provide easy access from inside the house, and will be minimally visible from the street. The addition will be 14' along the back of the existing house, and extend out 16' in the backyard. Given the house is one of the smallest homes in the neighborhood, the addition will conserve the value of the land, building and neighborhood. As the room is simply a finished 4-season sunroom, it would not invite increased population as there won't be additional bedrooms or bathrooms. There will be no nuisance or hazard to vehicles or pedestrians. The current deck will be removed,and a new, 10'x 10' deck built next to it, attached to the addition room. The addition will not have a basement, but will stand on pillars, as will the new deck.As a result,there will be minimal disturbance to the ground and surrounding area and underground drainage won't be impacted.The use will be in harmony with the purpose and intent of the Bylaw. Please see the architectural plans for construction specifications. The reason for the Special Permit is that the lot is located in the Watershed district.Since the new addition will not involve digging for a basement, but only for two pillars, disturbance to the area will be minimal, and drainage into the Watershed will remain intact.
