10 M. Grebe_: This Land Disturbance perinit was approved approximately a year and half ago. Conservation has received a
11 request for a return fi•otn the CDC;they released one and kept a portion of another for survivability of plants in the replica
12 area;all has been built accordingly and is functioning.

20 Jacob Murrav,Waterfield Design Group, RE&L.A, : Presented proposed renovation plans for the 4 acre site(approx.3
21 acres were disturbed)disturbed by emergency operations during the Columbia Gas explosions.Existing playground is not part
22 of the filing. Parking will be repaved,accessible routes will be added to the dugouts and seating area,overhead shelters will
23 be provided at dugout areas to protect players from elements.Tile infield will be upgraded with an underground drain system.
24 New storage shed and fencing will be replaced.Field to remain natural turf. 'Work to occur this fall and be ready for spring.
25 Existing parking area will be used to stage construction,grade will not change;ball netting will be higher,no lighting is
26 proposed.Draft decision will be prepared for the next meeting.

95 of mature plantings during leaf season. Six months out of the year there are no leaves.This Board can litnit the size and height

112 curbeuts etc. Showed plan and profile view of 425 ft.road.We are requesting a waiver for no cul-de-sac at the end. According
113 to the town's criteria regulations we propose a 50 ft.right away and two, 13 ft. travel lanes to keep speed down.Described
114 treatment beyond roadway including,sloped granite curbing,vegetated strip and sidewalk and planted islands. Other waivers
115 are more technical in nature related to the drawings.

155 John Sanolak Applicant's Attorney: Introduced team and gave overview of project.Presentation is identical to what has been
156 presented in past;tonight we will focus on proposed changes.Peer review has commenced,stornrwater,traffic and civil,
157 Building's 20&21 will be independently evaluated as a separate process by the Fire department and their Ere code consultant
158 and well as the Building department and their codes consultant. We have designed a plan set that captures al 3 proposed new
159 lots as a cohesive design including the entire campus and all the buildings. Reviewed the existing site,buildings and solar
160 panel migration to proposed Lot C. Lighting plan has not substantially changed.A quarter of an acre has been added to Lot A
161 and taken away fi•om Lot B to provide additional snow storage capacity. Lot C has wetlands across its frontage;access is
162 illusory therefore we are trying to create legal fi-ontage for Lot C ;a proposed 695 ft. Limited subdivision roadway shown will
163 provide at least 150 ft.of fi-ontage; likely it will be reduced by 150-200 ft. and the balance added to Lot B which will be the
164 main access point for Lot B for trucks and other facilities to access into and exit fi°om,extending out to Haverhill and Ward
165 Hill,which is not where the road is now. We have submitted a prelim subdivision and plan. Signage will be installed on the
166 area not being used by Lot B.Consistent with the amendments at Torun Meeting,we obtained a maximum height of 105 ft.
167 for Lot B and a FAR 1:1 by Special Permit. We are at less than 96 ft.and a FAR is .79-1.0;lower than anticipated yet still
168 within the threshold to obtain a Special Permit form the Planning Board.With regard to solar panels we are trying to migrate
169 panels farther back to the rear of the site fi•onm Osgood St. due to the 75 ft.perimeter setback preferring to locate them on
170 paved area v,green area.Reviewed master landscaping plan; areas remain largely untouched and vegetated. Reviewed
171 subdivision plan showing detail of the roadway. Showed perspective views of the at-ea..Reviewed outline/schedule of topics to
172 be discussed at upcoming meetings. Wetlands NOI has been filed.
