Conditions of Approval,NACC ##245 Pursuant to section 4.4.2 (B) of the North Andover Wetlands Protection Regulations,Mary Guarini, applicant/homeowner, filed for a small project for work proposed at 173 Ingalls Street,North .Andover. The proposed work includes constructing a 6.5'lay 12' addition to an existing 5'by 12' deck in the backyard (bringing the total square footage to 138 s.f.). The proposed work also includes replacing the decking/handrails on the existing deck and installing a new concrete pier, staircase, and concrete pad below the staircase. The deck is approximately 70' from Bordering Vegetated Wetlands (BVW) in the backyard of the property. During the November 6, 2019 public meeting, the North Andover Conservation Commission voted unanimously to approve this project. The project is approved only as it relates to the. Conservation Commission and any and all other approvals should be obtained by the applicant/homeowner. Date of Meeting: 10 The delineated resource area boundaries have been confirmed by the Conservation Department as accurate. Plan Requirements(Section 4.4.3 B): Certified and/or professionally prepared plans are not required. However,the North Andover Conservation Commission or its designated agent shall have the final authority to determine whether the submitted plans/drawings are adequate and include all pertinent information for review. At a minimum,all plans submitted shall clearly and accurately show the present conditions and Moposed work and depict the location of all wetland resource areas within 100' of the proposed work. All plans must be signed and dated by the person who prepared them, The Commission may also require the following information on the proposed plans in addition to the aforementioned criteria where applicable: El Location of any subsurface sewage disposal systems. El Locations of any drainage structures. 111 Locations of any easements,including but not limited to,drainage and utility easements. El Locations of any open space boundaries if(e.g.if the lot is affected by the 50' open space boundary as required in a Planned Residential Development(PRD)). El Location and nature of all proposed alterations to the Buffer Zone Resource Area.
