Typically, there are homeowner associations for permitted private roadways 111 that are respoiisible for maintenance, plowing, etc. In this draft decision, the ownership doesn't change. The 112 houses that are not subject to the subdivision maintain their rights. Smola : The edit is the r surlt ofthe ha nge in the lot configu ration for Lot A. prior to that con sof idation, there 223 was an area of land of Lot B that extended to Osgood Street to place a sign at the northernmost access road to 224 1600 Osgood Street. As a result of the lot consolidation, Lot B has no land area or frontage at that location wbi h 225 is the main entrance for Lot B, for traffic purposes. As a result of that, any sign placed in this area is considered an 226 off premises sign; nicaning the sign is not located on the land of the operation it is advertising for. Generally, off 227 premises signs are only allowed ifthey are directional and may be erected or maintained within the public right of 228 way of any intersection if authorized by the Selectnien,or if on private property if granted the Special Pernift by 229 the Board of Appeals. The purpose of this proposed zoning amendment is to create a process by which we can 230 consolidate the signage review for this entire site. The current premise of the zoning bylaw only allows for off 231 premise is directional signs and does not allow for an Amazon sign. We want to allow for an off premise sign on Lot 232 A at the main entraiice, where tractor trailer trucks are entering for public safety purposes. The Building 233 Commissioner thought this would be the best route to include the permitting ofthis sign under the limited 234 applicability. 235 E. Goldberg: We had to change this bylaw because the plans clanged and now laving to do the state review, 236 MEPA review and there is a possibility the plans will change again. Why not approach the Z A` 237 J. Sniolal : The only thing allowed is a directional sign or obtain a"arse"variance; which is not allowed.
