Conservation Conditions of Approval, NACC #255
Pursuant to section 4.4.2 (L) of the North Andover Wetlands Protection Regulations,Hancock
Associates on behalf of the -applicant/owner, filed for a Small Project Permit for work proposed at
1270 Turnpike Street,North Andover. Work involves performing two soil test pits to aid in the
design of storm-water management for potential parking lot expansion,
During the.August 12,2020 public meeting, the North Andover Conservation Commission voted
unanimously to approve this as a Small Project Category "J.". The project is, approved only as it
relates to the Conservation Commission and any and (if applicable) an other approvals should be
obtained by the applicant/home owner. The applicant is responsible for determining property
boundaries.All work shall conform to the following:

The following conditions are hereby mandated:
CONDITIONS:
1. Prior to the start of construction the applicant shall ensure that the site contractor has reviewed
the small project permit and is aware of the wetland resource area and the limits of the proposed
work.
2. All areas of disturbed soil shall be seeded and covered with straw or salt marsh hay.

X Section 4.4-The applicant has read and understands the applicable Small Project Procedures.
The applicant maintains that the project falls within the small project category below and activities and/
or structures are located outside the 25-foot NDZ,50-foot NBZ and 75-foot NBZ Ephemeral Pool.
❑ A. Open slotted decks,without roofs,equal to or less than 300 square feet surface area, inclusive of
stairs and ramps,which are to be attached to an existing home,where soil disruption during
construction is limited to less than 50 square feet,and where no permanent soil alterations are
planned under the footprint of the deck
❑ B. In kind replacement of lawfully existing decks,regardless of size.
0 C.Sheds or other outbuildings of less than 100 square feet,which are to be placed on footings,not
permanent foundations.
❑ D.Sewer system connections as required by the Town of North Andover.
❑ E. Unpaved pedestrian walkways(less than four(4)feet wide)for private use or for public access on
conservation property.
❑ F.Patios less than 300 square feet,not requiring excavation or grading.
❑ C.Pruning of existing vegetation,planting of new native vegetation and gardening.
❑ H. Fences and stone walls which do not alter the flow of surface waters nor alter wildlife habitat or
movement(does not include retaining walls).

K. Installation of a ramp for compliance with accessibility requirements.

The applicant has met with the Conservation Department and the boundaries of all the wetlands have
been identified and clearly marked in the field.

Project Description:
The applicant's representative, Hancock Associates, will be conducting soil tests to aid in the
design of the storm water mitigation for the proposed parking lot expansion. The two test pits
will be dug in the approximate locations, as shown on the attached exhibit plan, with a small
backhoe and reach no deeper than 10'. Each test pit will be filled upon completion of the soil
testing. The testing should take no more than 6 hours.
As shown in the attached FEMA Firmette, none of the property is within a zone subject to
flooding. Wetland delineation was completed by Riminer Environmental Consulting and located
by Hancock Associates via field survey on 12/10/2018. The surrounding wetlands can be seen on
the attached plans.
