Deck demolition and new deck construction
Conservation Conditions of Approval,NACC#260
Pursuant to section 4.4.2 (A) of the North Andover'Wetlands Protection Regulations,Ryan Turner,
applicant/representative for the homeowner, filed for a small project for work proposed at 222
Bradford Street,North Andover. The proposed work includes demolishing an existing deck and
stairs,and replacing with a slightly smaller deck and stairs (289 s.f. total). The new deck is
approximately 84' from Bordering Vegetated Wetlands (BNAV). Three new support tiles will be
hand dug,or tech piles will be installed and positioned to avoid the footprint of the existing septic
system as approved by the Board of Health.
During the August 26,20201 public meeting, the North Andover Conservation Commission sound
this project to quafifj,as a Small Project Permit and voted unanimously to approve this project as
proposed under Category"A" subject to compliance with the conditions listed below. The project is
approved only as it relates to the Conservation Commission and any and all other approvals should
be obtained by the applicant/homeowner. All work shall conform to the following:

1. Prior to the start of construction the applicant shall ensure that the site contractor has reviewed
the Small Projects Permit and is aware of the Nvetland resource area and the fin-lits of the
proposed work.

3. Upon completion of the approved project and site stabilization,please contact the Conscivadon
Department for a final inspection.
4. This permit shall expire one year from the date of issuance.

El The delineated resource area boundaries have been confirmed by the Conservation Department as accurate.
Plait Requirements(Section_44.3 B I Certified and/or professionally prepared plans are not required. However,the North Andover Conservation
Commission or its designated agent shall have the final authority to determine whether the submitted
plans/drawings are adequate and include all pertinent information for review.
At a minimum,all plans submitted shall clearly and accurately show the present conditions and proposed work
and depict the location of all wetland resource areas within 100'of the proposed work. All plans must be signed
and dated by the person who prepared them.
The Commission may also require the following information on the proposed plans in addition to the
aforementioned criteria where applicable:

0 Locations of any easements,including but not limited to,drainage and utility easements.

Department has prepared a written list of conditions necessary to protect any adjacent wetlands for approval by
the Conservation Commission,

have not been complied with and as a result this Department is rejecting this incomplete alication w/in two

pick up this application and supporting plans at the Conservation Office and re-file with the required
supporting documents and information.

The Property at 222 Bradford St. North Andover, MA has an existing 18' 9" x 16'
deck on the rear of the house. 'The deck is rotting and in need of replacement.
We will be replacing the footings and the entire deck with an 18' 9" x 14' deck.
with 1 set of steps. The impacts on surrounding areas will not change as we are
only replacing what is there now. Excavating of the holes will be by hand or Tech
pilings will be installed. The new deck size will be 18' 9" x 14' totaling 262.5
Square feet and the stairs will be 6' 3" x 4' 3" totaling 26.56 square feet for a
grand total of 289.06 Square feet of deck space.
