HomeMy WebLinkAboutLetter to ZBA - 59 Willow Ridge Road - Correspondence - 59 WILLOW RIDGE ROAD 8/13/2020 August 2020 Zoning Board of Appeals members: Thank you for reviewing the request before you today for a side setback variance to place a 12x18 ft shed on blocks from Eastern Shed here in North Andover. I'll be brief in the rationale for this placement by addressing each side of the property: - Front (street facing) portion of property does not work outside of the setbacks for driveway, septic and general aesthetic reasons - Easterly property side does not work due to the water well, south of that is a cluster of large diameter trees and south of the trees is a playset area. Placement of the shed outside the setback would have the shed in the middle of our usable lawn space (which is already narrow due to plot layout) - Rear portion of the property does not work as the lawn does not extend fully to the property line. Again, factoring in the playset area and the westerly half of the rear yard (see next point), the shed would be placed in the rear portion of our usable lawn - Westerly side of the property is filled with large diameter trees and ledge/boulders from the mid-point of the rear property line to the westerly property line, extending north to the southwest corner of the house and further north along the west side of the home. This landscaping extending out of Harold Parker keeps the usable lawn space narrow. The proposed placement in the westerly side of the property is due to the fact that there is a natural, flat clearing about three time the size of the proposed shed. This solution keeps in tact our usable lawn for our growing family while also avoiding any removal of the beautiful 100+ year old pine trees on the property.
