1. The NACC f in that the intensive,use of the upland areas and buffer zone
proposed on tbis site will cause further alteration of the wetland 11 resource areas,. In.
order to prevent any alteration of'wetland resource areas a twenty five foot(25`),,,I,N,o_
Disturbance Zone and, a,fifty foot(50") No-Construction Zone shall,be established
from the, edge of the adjacent wetland resource area., The Conservation
Administrator:and/or other agents of the NACC do not have the authority to,waive
these setbacks as established under the local bylaw. No disturbance of existing
grade,soils or vegetation i's permitted.in the No-Disturbance zone. (See Secfioi .4 &
AppendIx F of flie local Regullatiom).
2. The No Disturb Zone associated with the perennial stream and lake shore are
marked with wetland markers placed at 50-foot intervals on.existing mature
treles/vegetat lion bearing the following text: '�'Protecte l Wetlan,d Resource Area"'.
This,will, designate the wetland resource sensitivity and assure no further

inadvertent encroachment into the wetland. The, applicant shall instruct all agentsto
,explain these markers to buyers/lessees/landscapers and all persons taking over the
property from the applicant. These markers shall remain,posted, and be replaced,as
necessary in perpetuity. Said markers are available for purchase in the Conservation
Departnien't at Town Hall.
3. The existing pervious,paver patio and walkway will function as the main
stormwater BMP, and shall be maintained per the Operation &Maintenance Plan
attached hereto. As recommended, by Horsley Witten Group in theirNovember 12,
20,19 eer rev I'lew letter,the applicant shall monitor to ensure that the pe rviou s

paviers drain properly after storms and assess exfiftration capacity at least once a
year. When exfiltration capacity 'is found to decline, implement measures to restore
design capacity.
4. 'There,shall,be no discharge,or spillage of fuel, or other pollutants into any wetland
resource area. If there is a spill or discharge of any pollutant during any phase of
construction the NAC C shall be notified by the applicant within one (1) business
day. No construction vehicles areto be stored within 100 feet of wetland resource

areas, and no vehicle refueling, equm ipent lubrication, or maintenanc
e is, to be done
within 100 feet of a resource area.
5., Any/all pool drawn down/discharge shall be directed outside the buffer zone not
toward the wetland resources or di'rectly into Town catch basins, and storniwater
system. This condition shall run in perpetuity beyond, the issuance,ofa Certificate of
Compliance.
6. No underground,storage of fuel oils,shall be allowed on any lot within one-hundred
feet of any .d resource area,. This condition.shall survive this Order of
Conditions and shall run with the,title of the,property. This condition i's issued
under the authority of the Town's W'etland protection Bylaw.
7. Fertilizers, utilized for landscaping and lawn care shall be slow release,low-nitrogen
types (< 5%)-, and shall not be used within 25 ,feet of a resource area. Pesticides and
herbicides shall, not be used within 100 feet of a wetland resource area. This,
condition shall survive this Order of Conditions and shall run with.the title of the
property. This condition is issued under the authority of the Town's Wetland
Protection Bylaw and,shall.remain in perpetuity,
