As the property was created prier to October 24, 1994, the associated Nan-Disturbance Zone extends 100- 41 0 ft and the Non-Discharge ZQn extends 32S6f from the wetlands in the district. The majority of the main campus improvements associated with this project are within the General Zone. The proposed re-grading of the existing soccer field is within the Non- Disturbance and Non-Di"Ischarge Zones associated with the adjacent wetlands. As with the main campus work, the field re-grading is within existing previously disturbed areas with no further encroachment towards the envi ran mentally sensitive areas, The overall extent of the proposed improvements is miner i n relation to the existing development 4, of the site. As the proposed, project is replacing and improving existing facilities and infrastructure in the center of the property, andinvolve services currentley provided at the school: • The project is appropriately sitated w tiix the property to coincide with existing conditions • no adaitianal parking needs are expected • no additional Town services are expected Abutting properties should not be negatively affected • Traffic patterns are maintained and, in areas, improved within the site • Pedestrian patterns are maintained and, in arias, improved within the site The proposed project also is intende d to minimize significant degredation of water quality and quantity by: • working within existing developed arias • limiting the amount of added impervious surfaces tP • converting impervious surfaces typically contributing to pollutants (i.e. vehicular areas) to other impervious surfaces (i.e. buildings and walkways) and landscape areas • utilizing existing and proposed stormwater bioRretention areas If you should have any questions or require any additional information regarding this or any other tnatter, please Rio not hesitate to contact me at this office.
