Plan 237 (Recorded Dec. 15, 1915) Zoning District R4 Required Setbacks: 30' front, 30' rear, 15' sides This is a request for variances required in order to construct a new single family residence on Lot A, 43 Linden Avenue. At the February 4, 2020 hearing, the Planning Board voted to endorse the consolidated ANRNariance plan attached as part of this application, which created Lots A and B from the larger combined parcel, which was originally created as (3) lots (numbered Lots 49, 50 and 51) by NERD Plan 237, recorded December 15, 1915, as part of the Cedarcrest subdivision, pursuant to which plan much of the established neighborhood was created and developed. The proposed home would need variances for lot area and frontage only, as the proposed home would otherwise be compliant with setbacks and any other dimensional requirements, There are 23 existing lots and homes on Linden Avenue, and the subject site is essentially in the center of the neighborhood. Three of the existing lots are smaller than this 7500 sf lot, and six lots have less frontage that the proposed 75 foot lot frontages. The smallest lot in the neighborhood at 4600 sf, is located directly across the street from the subject site. It appears from review of assessors maps, that there are no properties on Linden Avenue which have both a lot and home or other structures which comply with current R4 zoning requirements. Only two lots comply with required area, and eight with required frontage. Homes on Linden vary in style and vintage, and the proposed home would be of craftsman/ bungalow style consistent with the scale, proportion, and era of the street, and contain approximately 1920 sf, The requested relief would allow a complimentary new home alternative in an existing neighborhood, which would be consistent with the scale, aesthetics and shape of lots and homes in the neighborhood, be an enhancement to values, while allowing the property owner to access the value of the property without detriment to the public good.
