In achieving this, portions of the existing headmasters structure will be demolished, one portion will be moved and two portions will remain. My review is as follows: This proposal does not require a watershed permit as it is not in any of the applicable zones requiring a permit, it falls within the General Zone. i. NORTH ARROW/LOCATION MAP: A locus map has not been provided. ii. SURVEY OF LOT/PARCEL: The applicant is requesting a waiver from performing a boundary survey as the parcel is so large. iii. NAME/DESCRIPTION OF PROJECT: This has been provided. iv. EASEMENTS/LEGAL CONDITIONS: No easements are proposed. V. TOPOGRAPHY: This has been provided. vi. ZONING INFORMATION: Zoning information has not been provided on the plans. vii. STORMWATER DRAINAGE: Please see attached Outside Engineering review. The applicant has asked for a waiver of performing a groundwater recharge study. This project will involve an increase of 3,640 square feet of impermeable surface as a large portion of this project involves replacement of existing structure and pavement with new structure and pavement. viii. BUILDING LOCATION: The new building is a two story building, with 11,980 square feet in total (of new building). There is a 10,200 square foot footprint in place. The building will be basically wood, with aluminum clad wood windows and trim stained, along with asphalt shingles. X. LOCATION OF PARKING/WALKWAYS: There are several new b' wide asphalt walkways being proposed to access the admissions building, along with existing walkways being replaced as needed. There are proposed parking spaces adjacent to the Thorne House, which is across from the proposed building. The walkways which will be replaced will be paved to match existing walkways. xi. LOCATION OF WETLANDS/NOTICE OF INTENT: A Notice of Intent is not required for this project. xii. LOCATION OF WALLS/SIGNS: There are no walls or signs proposed on this Project. xiii. LOCATION OF ROADWAYS/DRIVES: This has been provided. xiv. OUTDOOR STORAGE/DISPLAY AREAS: Outdoor storage is not proposed. xv. LANDSCAPING PLAN: A landscaping plan has been provided on sheet L2. Plantings are proposed around the perimeter of the headmasters facility, totaling 95 plantings and 4 trees. The plantings consist of rhododendrons, Japanese yews, inkberries, etc. The trees consist of the sugar maple, honeylocust, flowering crabapple and tree lilac. xvi. REFUSE AREAS: There are no refuse areas proposed for this site. xvii. LIGHTING FACILITIES: There will several streetlights relocated, along with proposed walkway lights and parking lot lights. The details for both lights are on Sheet L4. The parking Iot light will consist of a single 100 watt metal halide lamp . The walkway light has a smaller wattage but is designed to match the architectural style of the parking lot light. xviii. DRAINAGE BASIN STUDY: This has been provided. xix. TRAFFIC IMPACT STUDY: The applicant has requested a waiver from performing a traffic study. xx. COMMONWEALTH REVIEW: N/A xxi. UTILITIES: All utilities are provided on sheet C3.1 of the plans, xxii. FISCAL IMPACT: This project will not have an adverse fiscal impact on the Town. xxiii. COMMUNITY IMPACT: This project is consistent and compatible with existing nearby architecture. It's in the scope of our contract. We did the foundation as-built last year as soon as they finished the foundation -it was required as an interim step to allow construction to proceed. It proved that the buildings would not be any closer to the lake shore than was approved. That's been accepted by the town. I'm sure the site work must be 100%. If so, we can proceed with the site as-built as soon as enough snow melts to locate stuff on the ground. Are the houses occupied? They require the following which is contrary to the specifics of the Notice of Decision. please speak with the Planning department and sort this out.
