HomeMy WebLinkAboutLetter to the Board of Appeals - Correspondence - 1740 TURNPIKE STREET 6/8/2021 Zoning Board of Appeals 6/8/2021 120 Main Street North Andover, MA 01845 Re: 1740 Turnpike St. North Andover, MA 01845 Dear Zoning Board of Appeals, Thank you for your consideration for this opportunity to request a variance for the signage proposed for 1740 Turnpike St, North Andover as shown in the attached plans. We are seeking relief of the Zoning By Law Article 195 6.6, which allows one permanent ground sign no greater than 2 square feet in the Village Residential Zone. Specifications of the main section of the sign are as follows: 36"H X 75"W X 3/4"D, with total of 18.75 sq ft, on a go . of the sign to the ground. The included sign photo-shopped onto granite posts reflect how the finished product should look from a size and visual standpoint, however it is missing the company NMLS, which we will be including. The page with sign dimensions has that reflected. Superior Rate Mortgage just began renting the space at the beginning of 2021, and at the time there was a temporary real estate sign of very similar dimensions where the proposed sign would go. Granting the proposed signage will not injure the rights of others nor will it contribute to a diminution of the surrounding property values and would not damage to the integrity of the vicinity. We believe it would fit within the spirit of the section of Route 114 we are on. Included in this package is a list of signs in the area, with approximate sizes to demonstrate that our sign fits the overall neighborhood. Our intent of the proposed variance is to stay within the guidelines of business zoned properties along Turnpike St., so we have set the sign back more than 10ft from the property, and the proposed sign is nd well below the 25 sq ft allowed there. In the event that the 2 unit of the property gets rented out, a as been accounted for in the event that future tenant would like to apply for a similar variance. The sign serves to provide exposure to traffic, and provide a professional entry into the parking lot for clients and potential new employees. Enclosed are One original and (11 copies) of the following: application for variance, floor plans, certified abutters list, art rendering/photos accompanied by a Certified plot plan, Quitclaim Deed, answers to questions proposed to applicant at the May hearing, and list of other signs in the area with images and approximate sizes. In conclusion, granting this request will do substantial justice because it will enable the property owners and renters to benefit from the traffic on Route 114 and present a professional image to clients and potential new employees, while being respectful to their surrounding neighbors.
