HomeMy WebLinkAbout240 Marbleridge Road - NACC #289 Small Project - Permits #NACC #289 - 240 MARBLERIDGE ROAD 12/8/2021 CONSERVATION DEPARTMENT Community & Economic Development Division Bobbi Xayarath &Nathan Styles 240 Marbleridge Road North Andover,MA 01845 December 13, 2021 240 Marbleridge Road, North Andover Conservation Conditions of Approval, NACC #289 Pursuant to section 4.4.2 (A) of the North Andover Wetlands Protection Regulations, Bobbi Xayarath, applicant/homeowner, filed for a small project for work proposed at 240 Marbleridge Road, North Andover. The work involves in-kind replacement of a deteriorating front walkway and steps. A portion of the walkway is located within the 100'BZ,however, the front steps are located just outside of the 100' BZ based on Conservation Department field measurements. Proposed work is to be done by hand only, no equipment is proposed to be used on site. Work at its closest point,will be occurring approximately 68-feet from the BVW,with an existing driveway, landscape bed &lawn between proposed work& the resource area. The walkway and steps encompass a total of 265 square feet. During the December 8, 2021, public meeting, the North Andover Conservation Commission (NACC) found this project to qualify as a Small Project Permit and voted unanimously to approve this project as proposed under Category "L" subject to compliance with the conditions listed below. The project is approved only as it relates to the Conservation Commission and any and all other approvals should be obtained by the applicant/homeowner. ** The applicant, homeowner and their contractors are advised that NO other work on the property is allowed under this permit. The NACC has jurisdiction over all the wetlands and associated 100- Foot buffer zones on site and any work that involves ground disturbance or changing the current conditions in these areas will require permitting with the NACC. This includes,but are not limited to, house additions,pools,patios, decks, sheds, fences,garden beds, landscaping, soil excavation, grading, bridge installation, tree or vegetation removal/cutting/pruning. Prior to work commencing, staked straw wattle erosion controls shall be installed between the work and the wetland (in the lawn area immediately to the north of the driveway) and these erosion controls shall be inspected by the Conservation Department at a pre- construction meeting with the contractor/homeowner. 2. All excavated soils &walkway materials shall be removed daily from the site. 3. A site visit with Conservation Department shall be scheduled once the project is complete to verify compliance. 4. This Permit shall expire one year from the date of issuance.
