I have reviewed all the facts as well as the Decision from the Board of Appeals,regarding the issues
and concerns of parking for The First and Main Plaza(109-123 Main Street Unit G1) and have
determined the following:
1. Request for a restaurant on this site would be allowed as a CB Zoning District.
2, Parking calculations for 4,927 square feet,restaurant requires 15 pez/KSF GFA, 75 parking
spaces are required.
3. Zoning Board of Appeals Decision(dated May 15,2007)2007-0004A(shopping center)and
2007-0004B (kiosk)
4. Variance for reduced parking is for 172 spaces. Tire parking analysis provided is mainly
during evening hours for the restaurant's patrons and employees.
This would offset the need for relief, since many of the stores in the plaza are not
operating during these hours.
Therefore,based on the above facts and materials presented to sine,I atn of the opittioii that tine applieatlt has
the necessary ainoutit of parking required and is in coinpliaace. The Building Departincnt supports this
Petition.

As the First&Main Market Place renovation project nears completion, I offer the following update
on the vehlcle parking space layout.
Stripping of the spaces locate In the front of the building has been completed.A total of 164
spaces have been provided.Nine of these spaces have been designated as handicap accessible
spaces,The locations of the accessible spaces match the locations shown on the approved site
plans.The number of spaces In the front of the building has been reduced by 4 spaces in order to
Increase the width of the access aisle parallel to Main Street and to improve maneuverability at
the main entrance to the parking area.
The stripping of the spaces in the rear of the building has not been completed.The approved
parking layout in this area proposed 14 spaces. Due to the reduction in the size of the building
footprint that has boon constructed,an additional 4 spaces can be provided In the rear of the
building.
Based on as•bullt measurements of the building, the floor area of the completed building has
been by reduced by 2,623 s.f.from the approved building plans.
In summary,the approved number of parking spaces(172)will be provided on the property for a
building which has been reducod In size.
