I talked thru with VHB civil guys over the phone as host of remaining items which are mostly minor, in terms of pure civil items. I will have these issued in as new menio no later than Monday. One issue is the lack of any leveling area for the 7% grade exit onto Peters— they said they'd look at that. 17he other is the entrance experience craning into the site at the back bitilding corner with the one- way alignment and mot or open pavement, aetbetics there, etc. mid to see what they coidd do there.... This information will be forwarded to the Town and VAI/MHF for review by end of this week. One possibility, depending on the results of the differential analysis, could be that CVS post some kind of bonding and/or improvements of their own to keep the project separate, based on fair- share evaluation, if any at all would be necessary. Re: Proposed CVS This memorandum is written to satisfy the planning board and the remaining issues for the CVS site in North Andover. Floor Plan A floor plan was not submitted in the most recent set(3/9/04); The floor plan has not changed from the 2/9/04 submission,and will be included in the final mylar submittal. Signage Clarification We understand the planning boards concern about signage. We have shown on our site plan 2 monument signs at the drive entrances. They will now be changed to be directional signs,with dimensions of 2'x8'. We will include a detail of the signs,provided by CVS. The wall signage will be addressed by the project architect. All dimensions and details can be found on the elevations sheet provided by the architect. Please note that all signs submitted to the planning board are allowed by zoning by right. Leveling area at Peters Street Driveway I�MF and VHB has agreed to provide 5 extra feet of leveling area at the Peters Street and site driveway intersection. Plans will be updated accordingly. Constimetion Easement at Church The project team will request church submit a letter to the planning board indicating that the proposed construction easement is acceptable to them. Wall-pack lighting height The wall pack lighting height on the plan is shown for a typical CVS. The North Andover CVS wall pack heights has been revised to reflect the lower dimension of the building. VHB hopes that this memo addresses any outstanding issues with the plan review for CVS store #1239. The drain system for the church come out of the ground around the back of the parking lot arouund the construction easement. Don't block it. 2. The tree near the edge of the playground also near the edge of the construction easement, may be roots might come out through the ground in the digging area. 3. By the maps of the easement zone, it appears to incorporates the corner of the playground and fence. Don't dig up the fence. 4. No chemicals around the playground for children. 5. Chain link fence around by the playground areaa with a covering to reduce the dust and sight of construction vehicles. 6. The landscaping along Peters street side help with. The board of trustee's are willing to work with you on the construction process in the future.
